Responsibilities

Diagnose and repair problems within the following HVAC/R equipment systems: Heating, ventilation, air conditioning systems and associated equipment such as VRF systems, multi-zone units, electrical controls, pneumatic controls, steam coils, chilled water systems, self-contained heating and cooling units, exhaust systems, pumps, air compressors, ductwork, cooling towers and other miscellaneous equipment
Ensure HVAC equipment is properly being planned for in regard to maintenance with projects planned between a month out and leading into the upcoming week prior to events and client using contracted spaces
In conjunction with the HVAC Manager develop projects in advance ranging a week to a month at a time
In conjunction with the HVAC Manager, help diagnose equipment issues with the HVAC Technicians and help make repairs as needed
Develop and maintain an accurate building supplies/ tools list related to HVAC equipment maintenance and ensure monthly checks for tools and condition of building supplies. Document checks are being done
Help oversee the BAS and limit the use of overrides and help identify sensor/control issues
Working with HVAC and Warehouse Manager develop and ordering parts ahead of time in anticipation of upcoming projects
Ensure spaces are tested and physically confirm through weekly documentation of proper cooling/heating as needed in preparation for the next event
Regularly monitor and adjust building automation controls to achieve optimum comfort and energy savings
Schedule and monitor building automation to include HVAC and lighting systems
Adhere to all related OSHA practices. Examples include, lock-out/tag-out, MSDS, confined entry, bloodborne pathogens, etc
Understand how to reset different pieces of equipment. This includes, chillers, VFDs, air handlers, boilers
Demonstrate knowledge of checking cooling tower hot decks and removing dirt and debris
Be able to clean strainers on different type of equipment. Examples, condenser, hot and chill water systems
Operates and monitors equipment, which admits steam into each building from central distribution point, pressure reducing stations
Inspects, dismantles, repairs, and reassembles equipment as directed
Completes tests for chemical control of boiler water, cooling water, and condensate
Troubleshoots, repairs and replaces general and laboratory exhaust fan systems
Repairs or adjusts valves, piping connections, fittings, and couplings
Understand the function of VFD and how to control the hertz in terms of speeding and slowing down pumps
Troubleshot and perform routine maintenance on heat exchangers
Replace steam regulating pressure release valves
Troubleshoot and perform maintenance on equipment actuators and other automatic control valves
Know and understand low water and high-water cut-off safeties for boilers
Demonstrate the ability to operate deaerator systems for steam applications
Replace and repair 3-way valves, bi-pass valves, isolation valves
Demonstrate the ability to blow down boilers and cooling towers each day
Demonstrate the capability to setup chain fall systems to change strainers for chillers and condenser water pumps
Be able to operate confidently aerial platforms and forklifts. This includes hanging diapers or tracing the different type of pipes throughout the facility
Some brazing/soldering experience for preferred applications
Knowledge of DDC and building automation systems
Be able to replace different types of pipes. Example, copper, cast iron, stainless steel
Clean-up and organize mechanical rooms, mezzanine, physical plants, and work shops
Adress roof leaks, sprinkler, water leaks
Know and understand equipment controllers such as jaces, and related and how to troubleshoot
Demonstrate proficiency and understanding of low-voltage and how to interpret appropriate wiring diagrams
Responsible for pump and motor alignments
Understand the theory of testing and balancing in terms of water flow, pipe size, and air flow
Know how to change flex-couplings on pumps and pipe connections
Pipe fitting experience
Troubleshoot and replace different type of dampers. Incudes, relief, outside air dampers
Be able to replace motors and pumps with bearings and seals
Know and troubleshoot natural gas systems, regulator, and adjust the different pressures as needed

Required

High school diploma (or equivalent) required
Minimum of 10-12 years of direct experience in commercial HVAC/R and control programs
Possession of a CT D-2 license or substitution of technical trade school and experience
OSHA 10 and 30 certifications
Experience with computerized building automation systems
Operating knowledge of Microsoft Office software, general computers and understanding of basic IT function
Ability to communicate clearly and concisely in the English language, both verbally and in writing
Ability to work independently and as part of a team
Must have availability to shift as your primary schedule nights, weekends and holidays as needed for events
Must be flexibility to adjust from time to time depending on emergencies and building needs
Solid problem solving skills
Two (2) or more years of education and or full time work experience in the operation, maintenance and repair of steam generating boilers, centralized air-conditioning or electrical power generating equipment and auxiliary systems
Ability to communicate clearly and concisely in the English language, both orally and in writing
Ability to work independently and as part of a team
