Responsibilities

Oversees integrated facility services which include managing, maintenance, custodial services and contracted service contracts
Acts as primary liaison with all customer departments, actively ensuring that service is prompt, responsive, effective and that inter-departmental concerns are addressed and resolved for ABM covered service activities
Performs daily walk through of the site to ensure that the property, infrastructure and its associated equipment operate safely, efficiently and reliably
Following daily walk through create work order tickets, escalate and oversee completion in a timely manner
Review work orders in Corrigo for all ABM covered properties daily to ensure timelessness of completion, provide status updates, ensure processes are followed by recipients to close the work orders and escalate as required
Responsible for the planning, implementation, coordination, and supervision of all tasks and activities for ABM covered building systems specific to operations and maintenance within the portfolio completed by ABM staff
Ensures that reactive and preventive maintenance activities are appropriately balanced; monitors current and deferred maintenance backlogs; adjusts priorities and/or resources as needed and ensures that deferred maintenance is adequately documented for ABM covered systems
Assists in the negotiation of major service contracts related to ABM’s scope of services and works with ABM management team to prepare annual escalations as well as changes in scope to present to the client team
Develops and executes a strategic plan to oversee the management of key functions within Facilities Management
Maintains an efficient and productive organization utilizing leadership skills; reviews and evaluates the performance of ABM personnel on the account; provides guidance and training as required and recognition when warranted
Complies with customer and ABM corporate policies, communicates to subordinates and ensures subordinate compliance
Evaluates improvements, suggestions, proposals, and project requirements; determines their feasibility and economic worth
Develops and negotiates minor construction projects as assigned
Assist in the building of Facility Capital planning budget
Maintain all code / compliance records (Refrigerant Management / Inspections)
Oversee, coordinate and provide trades services to ensure the daily, safe, and efficient operation of all mechanical, electrical, plumbing and all other systems
Operate and maintain heating and air conditioning equipment as required in accordance with the manufacturer's recommendations including, but not limited to, boilers, compressors, chillers, condensers, pumps, fans, air handler units, make-up air units, roof top units, unit heaters, fan coil units, exhaust fans, air circulators, variable air volume devices, fan coil units, split systems, data room A/C units, cooling towers, heater exchangers, hot water pumps, hot water heaters, chilled water pumps, dampers, and other heating, ventilation, and air conditioning related equipment
Maintain mechanical, electrical and plumbing equipment, assuring a properly controlled climate
Will perform regular hands-on labor trades work with the HVAC Tech. on-site as needed
Inspect facilities for replacement of minor plumbing fixtures, rodding of plumbing systems, replacement of smaller lighting fixtures, trash disposal whereas needed, door hardware replacement, door lock repair, minor repairs to floors, minor drywall painting/patching to walls, replacement of ceiling tiles, minor patching of areas of piping insulation, etc
Repair and maintain exterior and interior premises and perform special projects for events which include, i.e., hanging wall furnishings, repair of building furnishings, minor barricade preparation, sign maintenance/cleaning, cleaning of spills and moving of furniture as directed by client
Complete, optimize and review routine maintenance logs according to required intervals including Daily / Weekly / Monthly / & Annual duties
Oversee the monthly invoicing process to ensure the invoices are submitted to the client in a timely manner
Assist the local branches and billing team by checking invoicing prepared to ensure alignment with the client requirements, accuracy and all required back-up has been attached
Track and proactively monitor financial spend on the account then align with issued purchase orders. In the event the spend exceeds the allotted purchase order obtain necessary approvals to increase existing purchase orders or obtain new
Determine if work order requests fall outside of the scope of work and work with internal team to prepare pricing estimates for client review and approval
Assists in the creation and provide recommendations on the annual facility budget which is prepared by the client
Schedule quarterly business review (QBR) meetings with the client’s key stakeholders and prepare documentation for ABM management team to review prior to meeting
Participate in QBR meetings with a lead role in the discussion of general performance as it relates to the contract scope of work, timely completion of work orders, employee performance, process reviews, benchmarking reviews, etc.; to resolve issues and ensure alignment of overall business objectives
Develop a routine schedule for monthly internal calls with the operators in the local branches who are responsible for the various sites. Review any issues, concern and identify successes to report in QBR
Work with the operations teams to provide one opportunity for improvement each quarter which may consist of but is not limited to the following: process improvement, procedural update, staffing recommendation, training opportunity, product selection, maintenance enhancement, supplier synergy, etc
Identify critical services that will be required and potential consequences should these services not be carried out in accordance with contract scope. Contract scope of work shall also include a contingency plan for each of the critical services in the event they cannot be achieved
Provides regular monthly written status reports to customer and ABM management
Presents status and/or performance reports as necessary to keep customer management conversant with atypical occurrences, unusual staffing challenges, potential building related interruptions, etc
Ensure effective customer satisfaction, service and relations by implementing processes and technology to deliver quality products and services

Required

Bachelor's degree in related curriculum, or equivalent combination of education and experience
Strong knowledge of crafts within Facility Operations to include electrical, plumbing, painting, and carpentry
Strong knowledge of maintenance management principles and concepts including work standards and methods, facilities planning, economic analysis, production flow, material handling, and project management
A minimum of five (7) years Facility Operations experience including a minimum of three (5) years of leadership/supervisory experience
Universal Technician for CFC's depending on market licensure requirements or any similar combination of education or experience
OSHA-10, OSHA-30, LEED Certification any other state regulated trades license
Additional certification in one or more of the following: electrical, mechanical, HVAC and refrigeration systems, process controls, mechanical power transmissions, painting, plumbing, carpentry or engine repair
Building Automation System Controls such as: Tridium/Jace, Niagara AX & N4 Technical Certifications, Niagara AX Developer Cert, Niagara N4 Advanced Technical Cert, DistechGFX Engineering, Johnson Controls PCV/G Engineering, Honeywell Spyder Engineering, Square D VFD, Trane Building Automation System Controls, etc
Strong knowledge of PC operations and software applications. (Word, Excel, etc.)
Ability to operate within a Computerized Maintenance Management System (Corrigo)
