Responsibilities
Monthly Closings - Manage the full-cycle accounting process to ensure books are closed accurately and on time
Financial Statements -Prepare and present balance sheets, P&L statements, and cash flow reports for the firm and its specific properties and company
Treasury Management- Ensure deposits are manages to deliver highest returns while operating accounts maintain sustaining balance
Senior Leadership Role- Will interact with senior leadership and play a role in company decisions
Banking relations - Manage bank accounts, monitor loan covenants, and ensure mortgage payments are made on time to avoid default
Legal contract relationships- Work closely with legal to ensure all contracts are correct, and on time
Tax and audit coordination -Serve as the primary point of contact for external CPAs to prepare annual tax returns and K-1s for investors
Regulatory filings -Ensure property taxes are paid and business licenses are renewed
Internal controls -Establish and maintain "checks and balances" to prevent fraud or errors in a small-office environment
Payroll- Manages bi-weekly payroll and benefit packages
Job costing -the controller tracks "draws" against construction loans and monitors budget-to-actual costs for contractors
Capital Improvement Tracking-Distinguish between routine repairs (expensed) and capital improvements (depreciated) to maximize tax benefits
Property Management reconciliations- Works closely with property management groups to ensure accurate accounting and reconciliation
Cash Forecasting - The controller must predict cash needs for upcoming capital expenditures (CapEx), debt service, and owner distributions
Qualification
Required
Bachelor's Degree in Accounting or Finance
5+ years of experience in Real Estate Development or heavy civil construction accounting
Understanding of Project Costing and Percentage of Completion
Advanced proficiency in Excel (for Pro-Forma modeling) and development-specific accounting software
Preferred
CPA, CMA, or MBA is highly preferred
