Building Maintenance Supervisor

The Building Maintenance Supervisor is responsible for managing all aspects of building operations, maintenance, and safety systems, ensuring compliance with codes and regulations while leading the maintenance staff and managing budgets.

Responsibilities
Supervise, train, and evaluate maintenance and subordinate staff performance
Develop and implement training programs for subordinate staff on safety protocols, equipment operation, and maintenance procedures
Schedule and assign work tasks to ensure efficient operations
Conduct regular performance reviews and provide ongoing coaching and development
Prepare, manage, and monitor operating budgets for maintenance operations
Develop and oversee reserve budgets for capital improvements and major repairs
Track expenses, analyze variances, and implement cost-control measures
Prepare financial reports and budget forecasts for management review
Write and issue Requests for Proposals (RFPs) for maintenance and capital projects
Evaluate vendor proposals and negotiate contracts
Coordinate with contractors, vendors, and service providers to ensure quality work and timely completion
Monitor vendor performance and ensure compliance with contract terms
Oversee operation and maintenance of all mechanical systems including HVAC, plumbing, electrical, and building automation systems
Ensure proper operation, testing, and maintenance of emergency generators and fire pump systems
Maintain comprehensive knowledge of all building systems and troubleshoot complex technical issues
Implement preventive maintenance programs for all building systems
Ensure compliance with all fire life safety codes and regulations
Conduct regular safety inspections and implement corrective actions
Maintain current knowledge of building codes, OSHA regulations, and industry best practices
Coordinate fire drills and emergency preparedness activities
Prepare detailed reports on maintenance activities, projects, and system performance
Present project proposals and updates to boards of directors and community Manager
Communicate effectively with residents, tenants, and building occupants regarding maintenance activities
Document all maintenance activities, inspections, and repairs in building management systems
Qualification
Required
EPA Universal Certification (required)
Fire Life Safety Director Certificate (required)
Minimum of 5 years of experience in building maintenance or facilities management; high-rise experience strongly preferred
Minimum 3 years of proven experience managing and supervising maintenance personnel
Demonstrated experience in budget preparation and management (operating and reserve budgets)
Proven ability to write and manage RFPs for maintenance and capital projects
Extensive knowledge of fire life safety codes and building regulations
Comprehensive knowledge of all mechanical building systems including HVAC, electrical, plumbing, elevators, and building automation
Experience with emergency power systems (generators) and fire suppression systems (fire pumps)
Strong report writing and documentation skills
Experience working with boards of directors and presenting to community stakeholders
Excellent verbal and written communication skills
Proficiency with building management software and Microsoft Office Suite
Valid driver's license and reliable transportation
Preferred
Additional certifications such as CFM (Certified Facility Manager), CPM (Certified Property Manager), or similar credentials
OSHA 30-Hour Safety Certification
Experience with high-rise or large commercial building operations
