Responsibilities
Develop and implement land acquisition strategies that align with division goals
Identify, research, and negotiate land purchases, option contracts, and joint ventures
Conduct financial feasibility analysis, including proformas and ROI assessments
Monitor zoning regulations, land-use laws, and market trends to identify opportunities
Oversee the entitlement process, working with engineers, attorneys, and local government agencies
Manage site planning, permitting, and infrastructure development for residential projects
Ensure all land development activities comply with local, state, and federal regulations
Conduct risk assessments and develop strategies to mitigate potential development challenges
Ensure financial and operational performance metrics for land deals are met
Performs other duties assigned under the direction of the President/CEO
Qualification
Required
Bachelor's degree in Real Estate, Business, Civil Engineering, Urban Planning, or a related field
10+ years in land acquisition, development, or real estate, with at least 5 years in a leadership role within a homebuilder or real estate development firm
Deep understanding of entitlements, zoning, permitting, and infrastructure planning
Strong negotiation and contract management experience
Strong leadership, communication, and relationship-building abilities
Ability to manage multiple projects and deadlines in a fast-paced environment
Willingness to travel
Proven ability to analyze financial feasibility and market trends
Preferred
Master's degree
Experience working in the homebuilding industry at the division level
PMP (Project Management Professional), CCIM (Certified Commercial Investment Member), or LEED (Leadership in Energy and Environmental Design)
