Director of Asset Management
Senior Star is a company focused on optimizing and managing physical assets and capital investments. The Director of Asset Management is responsible for the strategic oversight of these assets, leading capital planning, project execution, and ensuring alignment with organizational priorities.

Responsibilities
Conduct an annual comprehensive review of each community to:
+ Identify capital needs for the upcoming fiscal year
+ Establish a baseline assessment of major building systems
+ Forecast major systems, structural, mechanical, life safety, and “new economics” projects three (3) years forward
Develop the annual capital budget and submit recommendations to the COO and CFO for review and input
Oversee and direct capital expenditures supporting construction, development, renovation, and major reinvestment initiatives
Support acquisition analysis and investment review, including property condition assessments and capital planning assumptions
Analyze property upgrades, including unit renovations and improvements that support leasing and marketing strategies
Schedule and complete a minimum of two (2) site visits annually to each community
Conduct detailed evaluations of:
+ Major building systems
+ Structural components
+ Mechanical systems
+ Life safety systems
Ensure all life safety testing reports are reviewed, cataloged, retained, and audit ready
Review vehicle maintenance logs to confirm appropriate type and frequency of maintenance
Provide a written condition report for each community to the COO, including:
+ Overall Facility Condition
+ Identified deficiencies
+ Anticipated capital needs
Distribute site visit and condition assessment reports to the COO and Regional Leadership as appropriate
Communicate regularly with the COO regarding community assets needs and capital priorities
Communicate regularly with COO and community leadership regarding community needs, project status, and capital planning
Provide monthly capital reports to the COO summarizing:
+ Major projects
+ Funding status
+ Capital trends
+ Deferred or unplanned capital expenditures
Manage capital projects by defining scope, schedule, and cost expectations
Maintain capital budget trackers, project trackers, and supporting documentation
Develop and implement systems to monitor project performance against:
+ Budget authorization
+ Project schedules
+ Quality control standards
Monitor trends related to unplanned or escalating expenditures and provide strategic recommendations to leadership
Review community Preventative Maintenance summaries and Repair & Maintenance (R&M) expenses monthly
Conduct detailed reviews of all site bids and make purchasing and specification recommendations to the COO
Ensure Senior Star’s bid procedures are followed consistently
Confirm bids reflect the correct ownership entity and meet all legal and ownership compliance requirements
Participate in discussions with Executive Directors and vendors as needed to clarify scope, pricing, and expectations
Review, define, and benchmark operational efficiencies related to asset management
Customize reports to collect, compile, and analyze meaningful data for leadership decision-making
Provide insights and recommendations based on trend analysis and portfolio performance
Provide oversight of Senior Star’s Information Technology (IT) function, ensuring alignment with organizational strategy, asset planning, cybersecurity, and operational needs
Collaborate with the Executive Team on technology budgeting, major system upgrades, vendor selection, and long-term IT roadmaps
Ensure technology systems supporting operations, resident experience, clinical services, and business functions are reliable, secure, scalable, and compliant
Partner with the Director of IT to align technology initiatives with capital planning, facility infrastructure, life safety systems, and operational efficiency

Provide oversight and guidance related to cybersecurity risk, data protection, and business continuity in coordination with IT leadership
Supervise, coach, and support Asset Managers and related roles, establishing performance goals and accountability
Train and assist with the hiring and onboarding of Environmental Services Directors
Communicate plans of action with Executive Directors, Housekeeping, and Maintenance teams
Meet monthly with the Accounting team, or more frequently as needed, to review capital projects, expenditures, and financial tracking
Develop required manuals, files, documentation, and task lists related to asset management and property acquisitions
Assist in essential functions related to property acquisitions, including coordination of responsible parties and documentation requirements
Qualification
Required
Bachelor's degree in business administration, Asset Management, Facilities Management, Construction Management, or a related field preferred
Minimum of five (5) years of progressive experience in asset management, facilities management, capital planning, or construction oversight
Multi-site leadership experience is strongly preferred
Demonstrated experience managing large-scale capital budgets and complex projects
Strong knowledge of asset lifecycle management, capital planning, and facilities operations
Advanced financial acumen, including budgeting, forecasting, and capital analysis
Exceptional organizational, analytical, and communication skills
Ability to manage multiple projects and priorities in a fast-paced, multi-site environment
Proven ability to collaborate effectively with executive leadership, community teams, vendors, and external partners
Preferred
Proficiency with asset management systems, capital tracking tools, and reporting platforms preferred
