Responsibilities
Maximize profits through establishing business plans, achieving forecasts, and ensuring customer satisfaction
Coordinate short and long-range financial development and management of the division
Responsible for all aspects of leading a division and the operational excellence in execution, customer experience, and building the best product on the location that has high desirability
Understands the local market, customer, geography and building specifications, jurisdictional requirements, and financial acumen to run an asset light operation
Monitor relevant changes in the marketplace and work to continuously position the division to take advantage of opportunities
Build a presence in the local market working with Brokers, Agents, Financial Planners, and key influencers to develop relationships to get acquisition deals to fuel the pipeline ensuring immediate product turn
Work closely with sales leadership to review the sales pipeline to provide guidance and support to the sales team to close deals quickly and meet all required elements of a deal
Work closely with the corporate and local teams to ensure the plan design meets the needs of the market and provide the right options and personalization
Use reporting (PowerBI) to keep track of all projects and status to ensure projects remain on budget and schedule to hold teams, trades, and partners accountable to commitments
Solve problems by using judgment based upon knowledge of construction schedules, management policies and departmental practices and procedures
Ensure division follows the company’s policies, procedures, and federal, state, and local regulations
Qualification
Required
Bachelor's degree required
8-10 years of homebuilding experience in a senior management role
Deep background in working with financial reports, business plan development, annual plan development
Ensure division follows the company's policies, procedures, and federal, state, and local regulations
Preferred
Working in a startup division/ early-stage business environment highly desirable
Broker License a plus
Demonstrates strong planning skills to build out daily, weekly, monthly, and annual plans to identify workload, resources, and create the schedule to accomplish and set priorities
Outstanding financial acumen to allow for overseeing, preparing, reviewing, and approving, and manage all aspects of the budget to meet or exceed plan
Can oversee, prepare, review, and approve bid and contracting of work
Has knowledge and command of local, state, and federal regulations and 100% adheres to all regulations
