Responsibilities
Perform hands-on repairs: plumbing, electrical, carpentry, drywall, patching, painting, appliance troubleshooting
Diagnose issues independently and determine when outside vendors are required
Oversee and maintain building systems (boilers, plumbing, electrical, mechanical equipment)
Supervise doormen and handyman staff; coordinate daily tasks and schedules
Respond to resident service requests and emergencies
Access apartments as needed; manage keys responsibly
Enforce house rules and alteration agreements
Monitor and inspect in-unit renovations; document with photos
Coordinate inspections and ensure regulatory compliance
Use building management software, email, and mobile tools for communication and reporting
Qualification
Required
7+ years experience as a working superintendent or similar role in NYC
Strong hands-on technical skills (required)
Co-op/condo experience required
Comfortable with technology and documentation
Professional, direct, and reliable
Preferred
Trade licenses/certifications (plumbing, electrical, HVAC) strongly preferred
