Griffis Residential is seeking an Operations Manager to oversee the operational, financial, and team performance of a portfolio of communities. Responsibilities

Oversee day-to-day operations of communities within the assigned portfolio to ensure compliance with Griffis Residential policies, procedures, and standards
Identify opportunities to improve operational efficiency, performance, and overall success, lead and support improvement initiatives in partnership with onsite teams
Ensure communities meet established operational, financial, and business performance goals through regular site visits, inspections, and review of financial, market, and operational reports
Develop, implement, and monitor action plans to address performance gaps and drive results
Maintain awareness of competitive properties and market conditions impacting leasing and operations
Support Community Managers in the development of annual budgets and oversee achievement of budgeted goals
Analyze and evaluate financial statements, reconcile monthly results against approved budgets, and collaborate with Accounting, the Senior Vice President of Operations, the President, and the Chief Operating Officer to address variances
Balance strong customer service delivery with disciplined financial performance to protect asset value and maximize returns
Review and interpret market data to identify trends and support the development of effective market and pricing strategies that drive occupancy and revenue growth
Supervise, coach, and support all Community Managers within the portfolio
Recruit, interview, hire, train, and onboard Community Managers in alignment with Griffis Residential values and business practices
Lead performance management efforts, including coaching, counseling (with appropriate support and confidentiality), and development planning
Review associate performance and make recommendations regarding promotions, compensation adjustments, and other employment actions to the Senior Vice President of Operations
Ensure appropriate staffing levels at each community and oversee the development and retention of high-performing teams
Foster a positive, collaborative work environment that supports accountability, engagement, and professional growth
Promote owner and investor satisfaction and retention through timely, accurate reporting and ongoing communication regarding portfolio performance
Respond promptly and with urgency to owner and investor questions, concerns, and requests
Support the Operations Support Team by reviewing customer concerns and participating in the Customer Problem Resolution (CPR) process as needed
Ensure communities consistently meet Griffis Residential standards for appearance, safety, and physical condition through routine site and safety inspections
Identify capital needs, communicate concerns, and submit requests to support long-term asset upkeep and improvement
Coordinate vendor, consultant, and contractor services by identifying needs, negotiating contracts, and monitoring performance and completion of work
Perform additional duties as assigned by the Senior Vice President of Operations, President, Chief Operating Officer, or other Executive Officers

Required

High school diploma or equivalent required

Preferred

Bachelor's degree from a four-year college or university preferred; CAM or ARM certification preferred
Minimum of five (5) years of experience as a Regional Manager, Operations Manager, and/or onsite Community Manager in multifamily housing
Real Estate license may be required based on portfolio and ownership requirements
Strong leadership capability with demonstrated ability to lead, motivate, manage, and develop onsite teams
Ability to communicate effectively with a wide range of stakeholders, including investors, executive leadership, associates, vendors, and residents
Proven ability to assimilate into a collaborative, accountability-driven corporate culture
Commitment to staying current on industry trends, technology, processes, and standards through ongoing learning and professional development
Demonstrated commitment to valuing diversity and contributing to an inclusive work environment
