Quality & Compliance Manager

Responsibilities

Perform detailed inspections of completed service, make-ready, and renovation work to ensure compliance with company standards
Evaluate workmanship, materials used, and overall home condition before resident move-in or after turnover
Identify and document recurring quality issues, warranty claims, or vendor deficiencies
Address any concerns or issues with vendors and leadership of internal teams to resolve deficiencies quickly
Conduct periodic property condition assessments to identify preventive maintenance needs and uphold asset standards
Track inspection results and provide feedback loops to vendors and leadership for continuous improvement
Source, vet, and onboard qualified vendors for maintenance, make-ready, landscaping, cleaning, roofing, HVAC, plumbing, and other property services
Negotiate contracts, rates, and service level agreements (SLAs) to ensure competitive pricing and consistent quality
Build and maintain strong, long-term vendor relationships through clear communication and accountability
Monitor vendor performance across multiple markets using defined KPIs, including response time, completion rate, quality, and resident satisfaction
Conduct periodic vendor audits, performance reviews, and insurance/license verifications
Resolve vendor issues promptly, escalating or replacing underperforming vendors as needed
Partner with field teams to align vendor capacity with work order volume
Ensure all vendors maintain valid insurance, licenses, and W-9 documentation
Develop and enforce vendor and quality assurance policies tailored to single-family home operations
Maintain accurate vendor performance data, inspection records, and compliance documentation
Support budget management through cost monitoring, invoice validation, and performance-based vendor allocation
Identify opportunities to reduce costs per work order, improve first-time fix rates, and streamline vendor workflows
Collaborate cross-functionally with property management, operations, and construction teams to align quality standards portfolio-wide

Required

Friendly and welcoming demeanor with the ability to maintain professionalism and a strong customer-focused demeanor with demanding clientele
Excellent time management skills, detail-orientation and ability to multi-task and prioritize work
Strong decision-making and problem-solving skills, along with advanced conflict resolution skills
Effective communication and interpersonal skills and proficient in English. Must be able to articulate needs and convey information verbally and in writing effectively with employees, customers, supervisors, and co-workers throughout the organization
Knowledge of management methods and sound employee relations techniques with an ability to connect to staff, troubleshoot problems and help teams collaborate, as necessary

Strong understanding of single-family home systems (HVAC, electrical, plumbing, roofing, etc.) and common maintenance practices

Bachelor's degree in business, Property Management, Construction Management, or related field (or equivalent work experience)
3–5 years of experience managing vendors or performing quality inspections in construction
Ability to traverse and inspect all areas of working location in all types of weather; this may include walking, climbing, reaching, bending, crawling, or stretching
Ability to travel regularly for on-site inspections across assigned regions

Preferred

Experience in single-family rental or scattered-site portfolio operations
Working knowledge of Fair Housing, OSHA, and local property compliance requirements
