Draftperson & 3D Design
Granville Homes is seeking a Draftperson & 3D Design professional responsible for producing and maintaining construction documents and CAD files while creating high-quality 3D drawings and visual presentations. This role supports various projects by combining technical drafting expertise with creative 3D visualization and collaborates closely with internal teams and external consultants.

Responsibilities
Produce and maintain construction documents and CAD files for residential, multi-family, and commercial projects
Draw design sketches, floor plans, elevations, sections, and details using AutoCAD
Review and analyze requirements, codes, specifications, sketches, and drawings; report inconsistencies to supervisor
Process plan revisions, addenda, and coordinate changes with applicable departments
Apply and cross-reference details received from Engineers, Truss manufacturers, and consultants
Prepare and submit drawings to city and county jurisdictions for plan check and permitting
Conduct back checks and walk plans through the permit process
Distribute approved and working plans to Production and Purchasing Departments
Assist Production staff with plan corrections and field inspection issues
Create high-quality 3D models using Sketch (SketchUp) to develop massing studies, floor plans, site layouts, and conceptual designs for residential, multi-family, and commercial projects
Use Lumion to produce realistic renderings, animations, and walkthroughs that communicate design intent, materials, lighting, landscaping, and environmental context
Develop 3D visual studies and perspective views to identify potential design conflicts, constructability issues, and aesthetic concerns early in the design process
Translate 2D AutoCAD drawings into 3D Sketch models and Lumion scenes for internal reviews, executive presentations, entitlement processes, and marketing support
Create motion graphics and animated sequences in Lumion to support design presentations, stakeholder communication, and project approvals
Update and refine Sketch and Lumion models throughout the design, review, and permitting process to reflect revisions, consultant input, and jurisdictional comments
Study and troubleshoot designs in 3D to identify potential design conflicts or constructability issues early in the process
Translate conceptual ideas into accurate, buildable designs that comply with applicable codes and standards
Coordinate with Architects, Engineers, and Plumbing, Mechanical, Electrical, and other consultants throughout design and construction phases
Collaborate with Production, Marketing, Purchasing, Quality Assurance, and Land Development teams as required
Support design efforts by contributing creative and technical solutions during project development
Qualification
Required
High school diploma or equivalent required; Bachelor's degree in Architecture, Design, Engineering, or related field preferred
Advanced proficiency in AutoCAD
Hands-on experience using Sketch (SketchUp) and Lumion as primary tools for 3D modeling, rendering, and visualization
Ability to independently operate Sketch and Lumion to produce high-quality still renderings and animated walkthroughs with minimal supervision
Proficient in Microsoft Office, including Excel
Strong ability to work collaboratively in a team-oriented environment
Demonstrated ability to operate Sketch (SketchUp) to build accurate, code-compliant 3D models from 2D construction documents
Strong proficiency in Lumion for rendering, lighting, materials, landscaping, camera paths, and animation output
Ability to use Sketch and Lumion together to effectively communicate design intent from concept through construction
Strong organizational skills with the ability to prioritize multiple projects and deadlines
Ability to work independently with minimal supervision
Ability to work under pressure in a fast-paced environment with frequent interruptions
High attention to detail and accuracy
Clear and professional verbal and written communication skills
Ability to take a concept from idea through execution while meeting codes, standards, and budget considerations
Knowledge of building codes, development codes, and jurisdictional requirements
Preferred
Bachelor's degree in Architecture, Design, Engineering, or related field
Experience with motion graphics, animations, or walkthroughs preferred
