Senior Facilities Asset Manager

Atlanta Airlines Terminal Company, LLC (AATC) is seeking a Senior Facilities Asset Manager to oversee maintenance services for building operating systems and equipment at the Central Passenger Terminal Complex. Responsibilities

Provide leadership and guidance to Facilities Asset Managers assigned to them to include scheduling, work assignments, training, and oversight of their day-to-day activities
Support AATC’s Asset Management Policy by assisting with contingency planning activities for proactive and project type work in areas of facilities maintenance and operations
Ensures the Asset Management Registry for their assigned and their team’s assigned facilities are kept accurate through review, input, and archiving assets assigned against those facilities
Must understand routine and non-routine and most complex troubleshooting, installation, repair and maintenance work, requiring the application of considerable knowledge of departmental equipment, facilities and operations
Performs all assigned work to ensure the safe and continuous operation of all building systems and equipment
Personally, makes periodic site inspections and evaluations and reports on the results of those inspections
Ensure full compliance with environmental permits, applicable government regulations and corporate policies
Handles a varied workload and multiple priorities while working as a team with co-workers to accomplish company and project goals
Performs quality assurance of completed proactive maintenance inspections and reactive / corrective work for building operating systems and equipment accomplished by facility maintenance service providers and outside contractors as assigned
Conducts follow-up inspections of corrective actions on building operating systems and equipment completed by facility maintenance service providers and outside contractors to ensure the work meets all acceptance requirements, which includes field work and work order documentation
Notifies Leadership of all work performed, and documents deficiencies identified by completed inspections through the computerized maintenance management system
Provides small project support and / or supervision of work based on departmental needs
Demonstrates full and current knowledge of all OSHA Safety requirements and ensures facility maintenance service providers and outside contractors always maintains compliance with these requirements
Provides input for planning, development, and utilization of the annual department budget
Contributes input for special projects and bid solicitation processes
Represents Company always with professionalism and a commitment to quality
Assists in snow and ice clearing operations
Provides after-hours emergency coverage
Performs all other duties as assigned by Leadership

Required

Must possess 2+ years of AATC Facilities Maintenance experience and a bachelor's degree in related field, or documented 5+ years of experience in maintenance in lieu of college
OSHA 30 hour certified (must obtain certification within 6 months)
Experience with chiller plant systems is required
Possess a working knowledge of principles, laws, regulations, and accepted practices governing personnel control and administration, building system maintenance repair and renewal, contract administration, and governmental codes regarding building practices
Familiar with various testing devices and power tools related to the mechanical trades for determining safe and appropriate use
Familiarity with a variety of the MEP and Architectural / Structural service trade's concepts, practices, and procedures
Familiarity with safety rules, regulations and guidelines including NFPA (and NEC70A), NETA OSHA, ADA, and EPA compliance codes
Highly skilled in MS Office (Particularly Excel, Word, Outlook and PowerPoint)
Able to work a flexible schedule (nights, weekends and holidays). Available for on call
Must be able to pass requirements for approval for an ATL badge with customs seal. This includes a 10-year background search by fingerprint analysis

Commercial MEP system design, installation and life-cycle maintenance
Industrial Equipment Instrumentation and Process Controls
Facilities Management Certifications, including Certified Facility Manager (CFM), Facilities Management Professional (FMP), and Facilities Management Certification (FMC) or Building Owners and Managers Association (BOMA)/BOMI (sets standards for best practices in real estate industry) certifications
