Construction Project Manager

Johnson-Lancaster, one of the top 200 largest privately held companies in the Tampa Bay area, is seeking a Project Manager for Foodservice Equipment. This role involves providing leadership and oversight throughout all phases of multiple construction projects concurrently, ensuring compliance, quality control, and effective communication with all project stakeholders.

Responsibilities

Reviewing customer contracts against project documents to ensure compliance
Analyzing project bid documents, Autoquotes spreadsheets, drawings, specifications, and vendor quotes before the initial purchase
Generating and reviewing purchase orders for accuracy
Aggregating, reviewing, and preparing construction and project documents for submission
Obtaining, reviewing, and submitting shop drawings and equipment cut books to the customer for approval
Reviewing, modifying, and submitting all items requiring drawings (e.g., custom equipment) for approval
Obtaining client sign-off and verifying field conditions before releasing equipment for fabrication
Developing and updating project schedules, change orders, RFIs (Requests for Information), and ASIs (Architect's Supplemental Instructions)
Coordinating with project stakeholders for quality control, including rough-in verification and field dimensioning
Soliciting and reviewing quotes for the installation of exhaust hoods, fire protection, refrigeration, health department, and safety requirements
Generating subcontracts and ensuring subcontractor compliance with contract documents
Overseeing contracted equipment fabrication and delivery schedules
Coordinating installation and equipment startups with the client
Identifying and communicating design or construction issues to stakeholders and providing resolution feedback
Reviewing equipment installation and generating punch lists for installers
Tracking and controlling all construction costs and maintaining project quality control
Reviewing RFIs and document issuances to identify cost events
Generating and submitting change orders, coordinating required changes to equipment or scope
Ensuring change orders receive proper approval and corresponding purchasing documents are generated
Obtaining and reviewing quotations and generating subcontracts for all necessary scopes of work (e.g., equipment installation, refrigeration, mechanical work)
Reviewing project progress and assisting in generating billings
Coordinating owner training and the submission of all project closeout information
Coordinating customer warranty calls after project turnover, monitoring, and assisting with service issues and costs for the warranty duration
Timely and effective communication with all project team members
Attending project meetings and conducting project visitations as necessary
Assuming 100% ownership of the project through completion

Required

Minimum of 4 years of project management field experience preferred
Knowledge of general construction, mechanical, electrical, and plumbing is essential
Proficiency with Microsoft Office and PDF editing software is required
Excellent verbal and written communication skills
Critical thinking and problem-solving abilities
Good business acumen
Strong interpersonal skills with demonstrated ability to work collaboratively
Excellent customer service attitude and strong relationship-building skills with all project stakeholders (clients, vendors, co-workers, other trades)
Must be proactive, results-oriented, and take ownership of work responsibilities and projects
Must be able to work both independently and within a team
Willingness to travel on a regular basis
Requires frequent sitting, hearing, and use of close and peripheral vision/depth perception
Occasional standing, walking, bending, stooping, kneeling, squatting, and crawling is necessary
May occasionally be required to lift up to 50 lbs

Preferred

Prior experience in construction, architectural, or design industries preferred
CAD and Autoquotes knowledge is preferred
Bachelor's degree preferred
