Responsibilities
Performs in-house, complex and routine repairs/replacements throughout the community aligning with their specific certifications. Ex: EPA 608 HVAC, Electrical, Plumbing, etc
Analyzes/maintains mechanical systems and vendor oversight of equipment PM and repair
Diagnose problems and recommend repairs
Ensures community common areas and grounds are maintained according to company standards; identifies and resolves any hazards
Provide guidance and training to technicians with less experience
Work on projects to ensure quality standards and safety compliance are met
Performs work using safe work practices. Ensures completion of safety training and actively identifies and mitigates risks
Responsible for inventory of parts and appliances; responsible for general maintenance and orderliness of facilities
Maintains accurate records of work performed utilizing Salesforce
Completes property preventative maintenance and preventative maintenance on required mechanical systems and equipment
Performs community projects which could include painting, drywall repair. stucco repair, etc
Provides excellent customer service through responsiveness and positive interactions
On call required for after hours emergencies; Schedule may require work on weekends, holidays and evenings
Qualification
Required
High School Diploma or equivalent work experience
4+ years of facility maintenance experience
Advanced knowledge in maintenance disciplines
EPA Universal Certification
Preferred 1 mechanical certification: Plumbing, Electrical, Appliance Repair, or similar
Valid California driver's license; Maintain continuous vehicle liability insurance as required by state law
Ability to communicate clearly and effectively in English, both verbally and in writing
Ability to move in and out of a variety of positions which include the following: sitting, standing, walking, squatting, stair and ladder climbing, kneeling, belly crawling, overhead reaching, lifting, carrying
Ability to push and pull up to 118 pounds of force
Ability to lift below waist up to 77 pounds and above waist 45 lbs
Must complete and pass pulmonary exam and respirator fit test
Travel between communities may be required daily
Ability to perform these functions at multiple sites is required
