Assistant Community Director - Eden Keller Ranch

The Assistant Community Director will support the Community Director by overseeing operations, managing resident relations and financial responsibilities, and ensuring compliance with community standards.

Responsibilities
Lead resident relations and retention programs
Handle and resolve resident concerns or complaints
Start the lease renewal process with residents
Ensure that residents submit rent payments on time
Connect with residents regarding any delinquent balances
Input and collect late fees, rental agreement amounts, concessions, etc
Prepare bank deposits
Assist with the eviction of residents in compliance with court orders
Coordinate move-in and move-out details for residents
Accurately process paperwork and maintain resident files
Prepare weekly traffic, renewal, and financial reporting
Ensure the office team has necessary office supplies
Carry out supervisory responsibilities in the absence of the Community Director
Initiate and deliver resident lease violations and late notices
Share organizational policies with the team and ensure protocol is followed
Walk apartment homes to ensure make-ready process is completed
Inspect apartment homes upon resident move-out for Final Account Statements
Qualification
Required
2-3 years of industry experience or experience in a related hospitality or customer service environment is required
Familiarity with federal, state, and jurisdictional laws and regulations concerning multi-family housing, evictions, Fair Housing, and associate safety is required
A strong foundation in financials and the ability to accurately calculate figures such as concessions, late fees, prorated rates, etc
A remarkable sense of professionalism especially when dealing with resident issues, future residents, and emergency situations
High attention to detail
A positive, customer-focused attitude and willingness to serve
Employment with Kairoi is contingent upon successful completion of a background check and drug screening, as well as your possession of a valid driver's license with no major infractions in the last 12 months
Preferred
An Associate's Degree, or equivalent from a college or technical school is preferred
