Commercial Escrow Officer
Interactive Resources - iR is seeking an experienced escrow professional to support and manage complex real estate transactions. This role involves coordinating detailed closing activities, document flow, and compliance requirements while working closely with lenders, attorneys, and clients through settlement.
Responsibilities
Coordinate and close advanced escrow transactions tied to commercial loans and multi-parcel properties, ensuring contractual and lender conditions are satisfied
Draft, review, and finalize escrow instructions and customized transaction documents prior to execution
Oversee preparation, review, and distribution of settlement documents, including agreements, disclosures, funding statements, and legal instruments
Verify compliance with title commitments and resolve liens, document discrepancies, and recording requirements
Supervise execution and submission of deeds, notes, trust instruments, and related filings
Prepare and balance closing statements, including prorations for interest, insurance, rents, and taxes
Support construction and phased loan disbursements, including review of disbursement files and accounting when applicable
Maintain and organize transaction files, manage post-closing follow-up, and respond to status and process inquiries
Provide guidance to junior escrow staff when assigned and participate in off-site closings as needed
Engage with commercial clients to explain escrow and title services and identify transaction or insurance needs
Qualification
Required
Five or more years of escrow experience, including responsibility for large residential or commercial transactions
Solid understanding of escrow workflows, title insurance, legal documentation, and settlement calculations
Familiarity with regional real estate closing practices and mortgage lending fundamentals
Ability to manage multiple timelines independently with strong attention to detail
Clear, professional written and verbal communication skills
Proficiency with standard office and transaction software
High school diploma or equivalent required
Preferred
Coursework in math, bookkeeping, or real estate preferred
Additional education in real estate law or principles is a plus
