Cole Roofing Co., Inc. is a fifth generation leading commercial roofing company serving the Baltimore region, specializing in inspections, maintenance, and full-service roofing solutions. They are seeking a driven Business Development Agent to expand their footprint by building strong client relationships and driving new business growth through prospecting commercial properties.

You’ll be the front line force for our growth out in the field, making things happen
This is a role for someone who wants to own their territory, be known as the go‑to rep in the area, and take pride in growing a book of business
Identify and prospect new commercial property opportunities across Baltimore and surrounding markets
Build relationships with property managers, facility directors, and real estate investors
Start consultative conversations that uncover pain points and position us as the trusted solution
Book and coordinate roof inspections that convert into revenue opportunities
Keep your pipeline organized and thriving in our CRM, tracking milestone progress regularly along the way
Collaborate with operations and technical teams to deliver exceptional client outcomes and win trust
Qualification
Required
A hunter. A natural connector. Someone who understands that success comes from showing up, following up, and never letting a good opportunity slip
Strong prospector with proven success knocking doors, calling, and generating new leads
Resilient, persistent, competitive, and motivated by new business development
Consultative seller with clear, adaptable communication across all decision-maker levels
Able to communicate clearly with both technical and non-technical stakeholders
Customer-focused problem solver with the ability to tie roofing solutions to measurable outcomes
Results-oriented with a track record of meeting or exceeding sales goals
Analytical thinker who can assess property data and tailor solutions
Disciplined in daily outreach, follow-up, CRM usage, and pipeline management
Committed to continuous learning, improvement, and professional growth
2-5 years in B2B sales preferably construction, roofing, or facilities management
Preferred
Familiarity with Baltimore's commercial property market is a plus
