Real Estate Investment Analyst - Multifamily
Culver Investment Partners (CIP) is a private multifamily real estate acquisition, investment, and operating firm. They are seeking an entry-level Investment Analyst to support their acquisition and asset management teams, gaining exposure to multifamily real estate investments and operations.

Responsibilities
Perform property and entity-level underwriting for multifamily opportunities by analyzing rent rolls, financial statements, comparable information, and other property-level data
Analyze fundamentals for new market entry and provide in-depth research on market dynamics
Communicate with partners, investment sales brokers, property management, construction management, and vendors
Manage deal pipeline and coordinate with outside vendors to ensure opportunities are analyzed and underwritten
Conduct property tours and shop comparable properties for targeted assets
Prepare investment summaries and memos for new acquisition opportunities
Coordinate and assist in due diligence teams for newly acquired assets
Review and analyze monthly financial reports, including actual vs. budget analysis, income statements, balance sheets, cash flow statements, and delinquency reports
Review interior and exterior improvement plans and compare them to budgets
Communicate with property-level staff to understand operations and budget variances
Monitor asset strategies with senior leadership and provide project management assistance
Develop and distribute asset management reports
Create process documentation and build systems for recurring projects
Ad-hoc projects as necessary
Assist in forecast cash requirements and communicate future cash outflows with fund accounting
Assist with monthly and quarterly investor reporting
Support other ad-hoc accounting tasks, quarterly valuations, due diligence, closings, and setting annual goals
Qualification
Required
Bachelor's degree (business, accounting, or finance preferred)
0-3 years of experience in real estate investments, including investment banking/private equity, debt/equity capital markets, acquisitions, asset management, or portfolio management involving multifamily or commercial real estate (entry-level candidates with relevant internships or coursework encouraged to apply)
Proficient in Microsoft Office, specifically Excel, PowerPoint, and Word
Strong interpersonal, written, and verbal communication skills; strong analytical skills with the ability to learn quickly; ability to work in a fast-paced environment on a team and independently, managing multiple priorities
Basic understanding of and ability to model real estate investments
Willing to travel as needed
