Assistant Maintenance Technician
Universal Development & Construction is seeking a dedicated and professional Assistant Maintenance Technician to maintain the community's physical integrity. This role supports the maintenance team in ensuring the property is safe, clean, and well-maintained, performing light repairs, preventative maintenance, and assisting with unit turnovers.

Responsibilities
Conduct all business in accordance with company policies and procedures, state, and federal laws, e.g., OSHA, ADA, Fair Housing, etc
Inspect the community daily to remove litter, debris, and pet waste; ensure all common areas and amenities are neat and hazard-free
Complete assigned minor maintenance and service requests and directed by the Senior Maintenance Technician
Assist property teams with make-ready tasks for vacant units
Distribute notices and communications to residents as needed
Maintain the cleanliness of grounds, amenities, building exteriors, leasing office parking lots, and other community areas
Maintain ongoing awareness of the condition of apartment property throughout the community and immediately initiate action to correct unsafe conditions, e.g., broken gates leading to the pool, broken steps, open holes, broken/burned out exterior lights
Follow all company policies, goals, and safety standards
Ensure assigned tasks are completed accurately and on time
Maintain a neat, clean, and professional appearance while on duty
Demonstrate teamwork and commitment to maintaining a successful community
Perform other duties as assigned by the Senior Maintenance Technician
Be aware of all utility meter cut-offs, apartment and fixture cut-offs, sewer cleanouts
Performs work area clean-up and safety related duties
Ensures that all shop and storage areas always remain clean, organized, safe, and locked when not in use
Ensures that any assigned company vehicle is clean, organized, safe, and locked when not in use
General Maintenance: assist with daily assigned tasks, transport tools, report hazards
Light Plumbing: Replace faucet aerators, unclog drains, assist with toilet repairs
Light Electrical: Replace light bulbs and ballasts, troubleshoot minor issues under supervision, replace smoke detector batteries
HVAC Support: Replace air filters, assist with preventative maintenance tasks
Pool Upkeep: Skim debris, check chemical levels, add chemicals as directed, inspect equipment
Grounds & Exterior: Trash pickup, landscaping assistance, power washing, sign repairs, pet waste receptacle and pick up
Unit Turnover: Assist with cleaning, general maintenance, patching and painting
Inventory & Supplies: Organize tools, track inventory, maintain chemical storage
Reports all needed major repairs or safety concerns to the Senior Maintenance Technician
Qualification
Required
Position requires basic knowledge of maintenance or equivalent field
Constant standing, bending, climbing, pushing/pulling, lifting, reaching, gripping, handling tools
Able to work with occasional exposure to extreme outdoor temperatures
