Assistant Apartment Maintenance Manager

Responsibilities
Complete service requests, apartment turnovers, and preventative maintenance tasks with a focus on quality and timeliness
Inspect property grounds, building systems, plumbing, electrical, HVAC, and appliances
Identify issues early and perform repairs to protect the integrity and appeal of the community
Oversee or perform emergency maintenance as assigned, following company protocols
Assist the Service Manager in scheduling, training, and leading maintenance staff and vendors
Maintain inventory of tools, equipment, and supplies; request replenishment as needed
Keep maintenance shops and work areas safe, clean, and organized
Assist with special projects and support company-wide initiatives
Maintain knowledge of emergency shut-offs and safety procedures
Ensure adherence to OSHA standards and company policies
Respond effectively to emergencies and after-hours calls when on duty
Qualification
Required
1+ year of hands-on property maintenance experience
HVAC/CFC Certification
Valid PA/NJ/FL driver's license
Computer Skills a MUST - Microsoft, IOS, PMS system knowledge
Time management skills and organizational skills a MUST
Solid knowledge of HVAC, plumbing, electrical, carpentry, and appliance repair
Skilled in using standard hand and power tools
Understanding of preventive maintenance strategies and emergency repair protocols
Strong problem-solving ability and a commitment to excellence
Positive attitude, strong work ethic, and sense of humor
Ability to lead by example and support a collaborative team culture
Ability to prioritize, manage time well, and follow tasks through to completion
Excellent customer service skills and professional appearance
Preferred
High school diploma or equivalent
CAMT certification is a plus
Familiarity with Fair Housing regulations
