Building Maintenance Technician (HVAC Specialist)

Responsibilities
Perform preventive maintenance on commercial chillers, boilers, and cooling towers
Troubleshoot and repair rooftop units (RTUs), air handling units (AHUs), and package units
Service and maintain variable air volume (VAV) boxes and pneumatic/electronic controls
Monitor and adjust building automation system (BAS) parameters for optimal performance
Perform refrigerant leak detection, recovery, and charging procedures
Maintain and repair commercial compressors, condensers, and evaporators
Service ventilation fans, exhaust systems, and make-up air units
Conduct air balancing and testing of HVAC systems to ensure proper airflow and comfort
Clean HVAC coils, change filters and belts
Performance of ongoing preventive and repair response work orders on facility mechanical, electrical, plumbing and other installed systems, equipment, and other components
Perform assigned facility inspections and due diligence efforts, reporting on as found conditions impacting satisfactory client occupancy and operations
General maintenance and repair duties for interior spaces
Assist the operations team in the maintenance and repair of building and equipment and/or as directed
Moves office furniture, machinery, equipment and other materials as requested
Replace lighting and ballasts
Maintain compliance with State, County, or City Ordinances, Codes, or Laws
Utilize CMMS systems such as Corrigo for all work performed and update work orders in real time
All other duties and tasks assigned
Qualification
Required
High school diploma or equivalent
Have a minimum of 5+ years of applicable working experience in commercial building repair and maintenance, basic plumbing, and basic electrical
Must be able to lift up to 80 lbs and climb up to 30 ft ladders
Position requires frequent climbing, bending, kneeling, lifting, and driving
Preferred
Commercial/industrial HVAC experience
EPA 608 Universal Refrigerant Certification
Knowledge of commercial HVAC controls and building automation systems
Experience with pneumatic and DDC control systems
HVAC/R certification or technical school training
Licenses as required by authority having jurisdiction
