Responsibilities

Manage daily operations, tenant relations, vendor management, financial reporting, and regulatory compliance
Implement and maintain consistent Standard Operating Procedures (SOPs) to drive efficiency and operational excellence
Build strong tenant relationships through regular site visits, proactive communication, and prompt response to tenant needs, including overseeing move-ins and move-outs
Manage vendor relationships, service contracts, and performance standards to ensure high-quality service delivery at competitive costs
Prepare and present financial reports, develop and manage budgets, monitor expenses, and track capital projects
Identify and address operational, financial, and compliance risks
Conduct regular property inspections to maintain high standards for appearance, safety, and functionality
Monitor market trends, legislative changes, and economic conditions to inform portfolio strategy
Support asset optimization initiatives to enhance value and manage risk
Enhance reporting tools and operational dashboards to support performance monitoring and decision-making
Participate in sustainability, ESG efforts, and operational improvement initiatives
Lead property staff hiring, training, performance management, and promote collaboration among internal teams
Foster positive relationships with clients, tenants, and vendors
Ensure compliance with company and industry policies and procedures
Negotiate service and maintenance contracts
Oversee construction projects, including capital improvement plans
Manage accounts payable and receivable, including real estate tax payments and appeals
Promote the building’s philanthropic initiatives
Perform additional duties or projects as assigned

Required

Build strong tenant relationships through regular site visits, proactive communication, and prompt response to tenant needs, including overseeing move-ins and move-outs

5+ years of commercial real estate experience in Class A Office
Proven expertise in property operations, tenant relations, financial reporting, and risk management
Strong leadership, communication, negotiation, and relationship-building skills
High level of energy, initiative, and strong organizational skills
Ability to manage multiple priorities and meet deadlines under pressure
Strong analytical skills with the ability to turn operational data into strategies
Flexibility to travel regularly within South Florida and work beyond standard hours when needed

Preferred

Bachelor's degree in Business, Real Estate, Finance, or a related field preferred
Current Florida Real Estate License preferred
Proficiency in Yardi, MRI, Microsoft Office; Avid/Kardin experience a plus
