Project Manager I

Responsibilities

Assist with Tenant Improvement management and other various related real estate tasks
Independently manage all aspects of a project, including the oversight of multiple projects in various phases simultaneously
Review and coordinate construction documents, including contracts with architects, general contractors, and low-voltage/furniture vendors
Read architectural plans and review specifications for accuracy, code compliance, and regulatory conformity
Evaluate the physical condition of building envelopes, interior finishes, and core MEP systems to identify maintenance or renovation needs
Develop and control project scope, budgets, and schedules
Review reconciliation documents timely for accuracy and ensure the approval of authorized payments only
Monitor and coordinate construction activities with diverse project stakeholders in a fast-paced environment
Negotiate and prepare change orders
Vet contractors not just on price, but on their legal and financial ability to perform the work
Facilitate project team and client meetings effectively
Present information clearly and concisely to decision-makers
Adapt to project challenges, recognize critical issues, and elevate them to leadership when appropriate

Required

Minimum 5 years of project management experience with concurrent field construction experience
Degree in Architecture, Civil Engineering, Construction Management, or a related field
Proven ability to independently manage all aspects of a project, including the oversight of multiple projects in various phases simultaneously
Skilled in reviewing and coordinating construction documents, including contracts with architects, general contractors, and low-voltage/furniture vendors
Ability to read architectural plans and review specifications for accuracy, code compliance, and regulatory conformity
Capable of evaluating the physical condition of building envelopes, interior finishes, and core MEP systems to identify maintenance or renovation needs
Proficiency in the Microsoft Office Suite (Word, Excel, PowerPoint)
Ability to develop and control project scope, budgets, and schedules
Expertise in reviewing reconciliation documents timely for accuracy and ensuring the approval of authorized payments only
Experience monitoring and coordinating construction activities with diverse project stakeholders in a fast-paced environment
Skilled in negotiating and preparing change orders
Ability to vet contractors not just on price, but on their legal and financial ability to perform the work
Strong leadership presence with the ability to facilitate project team and client meetings effectively
Excellent verbal and written skills, with the ability to present information clearly and concisely to decision-makers
Ability to adapt to project challenges, recognize critical issues, and elevate them to leadership when appropriate

Preferred

Relevant industry certification such as PMP (Project Management Professional), CCM (Certified Construction Manager), or LEED AP
Strong familiarity with ADA (Americans with Disabilities Act) standards
Practical experience with the County of Los Angeles Building Code and standards
Knowledge of Public Contract Code and CEQA (California Environmental Quality Act) requirements
Familiarity with commercial office furniture systems and major industry manufacturers
Proven ability to maintain a meticulous project 'paper trail' suitable for internal audits and public records standards
