Responsibilities

Perform preventive and corrective maintenance on chillers, cooling towers, and compressors in accordance with OEM requirements, internal standards, and best practices
Execute all scheduled maintenance (quarterly, semi-annual, annual, multi-year) per defined intervals, ensuring proper documentation, coordination, and operational readiness
Conduct annual chiller PMs during low-load months and ensure all units are fully operable before seasonal demand periods
Complete semi-annual chiller PMs approximately five to seven months apart from annual PMs to maintain performance and reliability
Perform quarterly and annual maintenance on cooling towers, including drift eliminator inspections and system condition reporting
Ensure all inspections are performed and documented within the required timeframes and maintenance windows
Immediately report any major equipment failures or safety-related findings to site leadership
Conduct compressor PMs (semi-annual and annual) to maintain reliability and minimize downtime, ensuring only one unit is offline at a time unless otherwise coordinated
Coordinate system outages and handoffs with operations teams to avoid process or production impacts
Perform full Lockout/Tagout (LOTO) procedures prior to maintenance, verify zero-energy state, and safely restore systems upon completion
Execute corrective maintenance as needed, including troubleshooting, parts replacement, and performance verification
Complete all in-scope repairs such as oil and filter changes, refrigerant filter/dryer replacements, instrumentation calibration, leak repairs, insulation or paint touch-ups, and electrical or mechanical troubleshooting
For repairs requiring refrigerant removal, obtain approval, provide detailed cost estimates, and perform work only after authorization
Follow all EPA and environmental compliance standards for refrigerant handling, recovery, and documentation
Ensure all refrigerant boundary repairs are leak-tested and verified prior to system restart
Properly contain and dispose of oil, filters, and waste materials to prevent environmental or system alarms
Use OEM-specified materials and components unless otherwise approved
Maintain a spare parts inventory of critical items (e.g., fan-train components, vibration switches, oil switches, belts, motors) to support rapid response and minimize system downtime
Support reliability and uptime by performing regular system inspections, trending performance data, and escalating abnormal conditions
Participate in root cause analysis (RCA) and reliability improvement initiatives for repeated failures
Document all work activities, labor hours, materials, and as-found/as-left conditions in the CMMS (Maximo, eMaint, SAP PM, or equivalent)
Generate and submit inspection reports, PM closeouts, and cost summaries as required
Comply with all site safety requirements, including PPE use, elevated work, confined space entry, and environmental controls
Coordinate closely with team leads, maintenance planners, and engineers to ensure safe and effective execution of all tasks
Maintain professionalism, cleanliness, and strong communication throughout all maintenance activities
Participate in technical and safety training to maintain or expand qualifications
Achieve zero safety incidents, complete all PMs on time, maintain LOTO compliance, and ensure thorough documentation across all assigned systems
Perform other duties and responsibilities as assigned

Required

2–5 years' hands-on experience in operations and maintenance within mission-critical or industrial facilities
Broad technical knowledge of mechanical systems including chillers, cooling towers and compressors
Ability to troubleshoot, maintain, and escalate issues with equipment and systems effectively
Knowledge of environmental, health, and safety standards in mission-critical environments
Strong communication and collaboration skills for working with engineers, vendors, and operations staff
Attention to detail with accurate documentation and monitoring of system performance
Ability to remain proactive and responsive in fast-paced, high-stakes environments
High School Diploma or equivalent, required

Preferred

Associate's, Bachelor's degree or technical certificate in a related field preferred but not required
