Commercial Architect

Shin Yen Retail Property Management is seeking a Commercial Architect to support in-house architectural review and construction coordination for their portfolio of retail shopping centers and commercial properties. This role is critical in overseeing tenant improvement projects, ensuring compliance with lease requirements, and coordinating with various stakeholders throughout the project lifecycle.

Responsibilities

Review and prepare architectural plans, test fits, and TI design packages for retail tenants and landlord-driven projects
Review tenant architectural and engineering drawings for compliance with lease exhibits, landlord design criteria, and Shin Yen standards
Coordinate with outside architects, engineers (MEP, structural, civil), and consultants as needed
Prepare, submit, and track permitting and plan check packages with local jurisdictions
Respond to plan check comments and coordinate design revisions through permit approval
Ensure architectural solutions support constructability, budget alignment, and schedule objectives
Coordinate day-to-day activities for tenant improvement and capital projects within occupied retail centers
Track project schedules, milestones, and deliverables; follow up with contractors and consultants to maintain timelines
Assist with RFIs, submittals, and change orders during construction
Support project cost tracking and documentation in coordination with the Construction team and Accounting
Participate in job site walks, inspections, and construction meetings; document and follow up on action items
Assist with project closeout, including as-built drawings, warranties, permits, and turnover documentation
Serve as a liaison between Construction, Property Management, Leasing, Accounting, tenants, and vendors
Support Leasing with TI feasibility reviews, constructability input, and schedule coordination during deal execution
Coordinate construction activities to minimize impact to tenants and property operations
Maintain accurate project documentation and reporting using company systems such as Yardi, Procore, SharePoint, or equivalent platforms

Required

Bachelor's or Master's degree in Architecture required
3–7 years of experience in commercial architecture, retail tenant improvements, or construction coordination
Strong familiarity with retail TI processes, lease-driven construction, and capital project workflows
Working knowledge of California Building Code, ADA requirements, and local permitting processes
Ability to read and interpret contracts, construction drawings, specifications, and schedules
Strong organizational, communication, and problem-solving skills

Preferred

Architectural license preferred; strong commercial experience considered in lieu of licensure
Proficiency in AutoCAD and/or Revit; experience with Procore, Yardi, or similar systems preferred
