Master Planned Communities Development Leader

They are seeking a detail-oriented and driven Residential Development Leader to manage large-scale master-planned community projects, ensuring precision and efficiency throughout the development process.

Responsibilities

Manage residential development projects from due diligence through horizontal construction, lot delivery, and closeout for assigned master-planned communities
Coordinate and oversee consultants and contractors, including civil, geotechnical, and structural engineers, land planners, architects, and utility providers
Develop and manage project schedules, budgets, and forecasts; track performance, analyze variances, and report on key milestones and risks
Maintain and update development proformas in collaboration with the financial analyst and leadership team
Lead bidding, contract negotiation, and contract administration, including change orders and cost controls
Oversee horizontal infrastructure construction to ensure quality, safety, schedule adherence, and compliance with approved plans and municipal requirements
Serve as primary liaison with municipalities, regulatory agencies, and utility districts to secure approvals, permits, and inspections
Manage Residential Homeowners’ Associations (HOAs) and Municipal Utility Districts (MUDs), including consultant coordination, budgeting, and long-term planning
Collaborate cross-functionally with internal teams to align development execution with business strategy and market objectives
Prepare clear project status reports and presentations for internal leadership and external stakeholders

Required

Bachelor's degree or higher, preferably in a development-related field
Minimum of 4 years of relevant experience, preferably in residential or master-planned community development
Excellent written and verbal communication skills
Solid understanding of finance, budgeting, and accounting principles
Proven ability to delegate effectively and ensure accountability
Proficiency in Microsoft Word, Excel, and PowerPoint
Highly organized with exceptional time management skills and attention to detail
Self-starter who thrives in a collaborative, fast-paced, and dynamic environment

Preferred

Strong experience with MUDs is highly preferred
