Responsibilities
Research and examine online public records related to surface and mineral title
Compile full chains of title, identify gaps or defects, and create comprehensive title abstracts
Interpret deeds, easements, leases, plats, probate records, court filings, and other relevant legal documents
Identify and summarize ownership interests, encumbrances, and potential title issues
Prepare detailed title reports and title acquisition packages based on search results
Communicate findings clearly and professionally in written and verbal formats
Qualification
Required
Prior experience completing complex surface and mineral title examinations. (mortgage or insurance title experience alone is not sufficient)
Prior experience in Due Diligence projects
Skilled in interpreting legal documents and historical property conveyances
Ability to work independently, meet deadlines, and manage time across multiple projects
Familiarity with courthouse research tools and online public record systems
Strong computer skills and ability to use Microsoft Office Suite and deed plotting software
Five or more (5+) years of Surface and Mineral Title Experience
