Warby Parker is seeking a Real Estate Manager to help shape and advance our North American retail real estate strategy. In this role, you’ll lead site research, sales forecasting and cannibalization analyses, financial modeling, and the development of Real Estate Committee materials that support both new store growth and existing fleet optimization.

Responsibilities

Oversee the end-to-end deal flow process, including site identification, feasibility analysis with Store Design and Construction, and all LOI and lease negotiations

Collaborate with the VP of Real Estate and Development and the Store Design and Construction teams to prepare site approval presentation materials

Lead the creation of extensive committee packages, including pro formas with projected financial results

Develop, refine, and deploy sales forecasting and cannibalization models to inform strategic decision-making

Provide analytical insights and recommendations for existing store strategies, including renewals, remodels, relocations, and expansions

Assist with the negotiation of real estate transactions by coordinating the efforts of strategic partners—brokers, developers, landlords—and internal teams including Legal, Construction, and Retail Operations

Build and/or maintain strong relationships with landlords, developers, and commercial retail brokers across North America
