Responsibilities
Assist the owner in identifying, bidding, and contracting architects, engineers, and consultants
Review drawings and specifications to ensure they align with the owner’s program, budget, and quality requirements
Navigate local zoning, permitting, and regulatory approvals
Develop and maintain the total project budget, including "soft costs" (fees, permits) and "hard costs" (construction)
Review and negotiate Change Orders, pay applications, and invoices to prevent budget overruns
Identify opportunities to reduce costs without sacrificing the project's core intent
Monitor the Master Schedule to ensure critical milestones are met and hold the General Contractor (GC) accountable for delays
Conduct regular site visits to ensure work complies with contract documents and safety standards
Act as the primary point of contact for resolving disputes between the design team and the contractor
Manage the "punch list" process to ensure all deficiencies are corrected
Oversee the transition from construction to operations (O&M manuals, warranties, and certificates of occupancy)
Conduct final financial audits and close out all contracts
Qualification
Required
Bachelor's degree in Construction Management, Architecture, Engineering, or a related field
5–10 years of experience in project management, ideally with a background in healthcare
Mastery of project management software (Procore, Primavera, or MS Project) and financial tracking tools
Preferred
PMP (Project Management Professional) or CCM (Certified Construction Manager) is highly preferred
