Lead Punch Technician - Artistry Apartments

Responsibilities

Lead and perform punch walks for vacated units, documenting required repairs and ensuring all make-ready tasks meet company quality standards. Guide and supervise technician(s) to complete punch list items efficiently and within Milhaus’s 5-business-day turn policy
Work with turnover vendors to ensure quality work and that all vendor tasks are completed. Communicate and coordinate with other trades, contractors, and internal staff to resolve issues and keep projects on track
Coordinate and prioritize daily punch activities, provide progress updates, communicate frequently with the Maintenance Supervisor, and support the maintenance team in completing turn tasks efficiently. Work with the Maintenance Supervisor for final inspection walks and marking unit ready in Entrata
Repair and maintain apartment interiors including mechanical systems, electrical components, plumbing fixtures, carpentry repairs, appliances, and unit finishes as needed for completion of the punch process
Monitor inventory and materials related to unit turns, reporting supply needs and assisting with ordering as required. Maintain accurate records of work performed, materials used, and any issues found
Inspect common areas, buildings, and unit interiors to verify cleanliness, appearance, safety, and overall readiness for occupancy
May train less experienced technicians on procedures, safety, and quality standards
Perform additional related duties and responsibilities as assigned by the Maintenance Supervisor or Property Manager
Will be part of the on-call rotation
Will participate in snow and ice removal for the property based on company policies and procedures
Conduct all business in accordance with company policies, Fair Housing regulations, the Americans with Disabilities Act, the Fair Credit Reporting Act, and all other applicable local, state, and federal housing laws

Required

Minimum three years demonstrated experience in the maintenance and repair of mechanical and electrical systems, plumbing and grounds keeping
High School Diploma or equivalent
Valid Driver's License and reliable private transportation
English language proficiency both written and verbal
EPA Certification of Type 1 and Type 2, or within 90 days of hire date
Knowledge of Equal Housing Opportunity (EHO) requirements and applicable program regulations
Ability to operate a two-axle motor vehicle
Must be able to lift up to 50 pounds
Must be able to perform all duties related to fine detail of mechanical devices
Ability to operate all necessary tools to perform the essential functions of the position
Demonstrated experience and working knowledge of OSHA standards and other environmental safety standards
Ability to perform a variety of duties in all types of weather
Ability to maintain 24-hour on-call status
