Development Analyst
Elmington is a private commercial real estate investment and development firm headquartered in Nashville, Tennessee. The Development Analyst will be part of a team focused on affordable housing/multifamily investment and development, responsible for funding applications, underwriting, market analysis, and site selection.

Responsibilities
Funding Applications
Consistently identities and tracks active government RFPs nationwide; prepares and submits detailed applications
Drafts Bond, LIHTC, soft money, and other project funding applications
Underwriting
Demonstrates basic understanding of operating proforma through NOI
Demonstrates basic understanding of Sources & Uses
Demonstrates basic understanding of the 4%/9% tax credit and debt sizing calculations
Demonstrates basic understanding of discounted cash flow and IRR analysis
Drafts quality initial internal underwritings focusing on basic proforma inputs
Researches and performs Competitive market analysis
Performs Ad Hoc research and analysis
Sourcing & Site Selection
Proactively and consistently identifies potential new land sites
Scores potential sites based on market qualifications
Ability to learn and use ArcGIS software
Financial & Closing
Maintains internal checklists
Tracks external Due Diligence Checklists and responds with information as directed by supervisor
Marketing & Presentation
Creates maps, exhibits, and presentations
Predevelopment & Design
Helps maintain internal project management checklists
Consistently takes and distributes meeting minutes
Internal Reporting & Application
Demonstrates proficiency with Microsoft Office Suite: Excel, Word, PowerPoint, Outlook, Teams, etc
Demonstrates proficiency with CoStar, LoopNet, ArcGIS, Google Maps, and other commonly used programs
Perform all other duties as assigned
