Maintenance Operations Director
Braden Property Management (BPM) is seeking a Maintenance Operations Director (MOD) to run, grow, and professionalize their maintenance business and field services operation. The role involves full P&L responsibility for Blue Ridge Maintenance and is accountable for operational performance and leadership within the maintenance services delivered to BPM's portfolio.
Responsibilities
Own all maintenance outcomes across BPM’s portfolio
Ensure work is completed efficiently, correctly, and predictably through delegation
Enforce maintenance limits, scopes, and management agreement boundaries
Eliminate recurring issues through systems, not heroics
Own full P&L responsibility for Blue Ridge Maintenance
Set and achieve revenue, margin, productivity, and growth targets
Recognize BRM as a business that must perform and meet KPIs
Make staffing, pricing, and vendor decisions based on profitability and capacity
Hire, develop, and lead technicians, assistants, and future leaders
Build leadership depth — not dependency
Hold clear performance standards and act decisively when they are not met
Own all hiring and firing decisions within maintenance operations
Design and enforce SOPs that scale without constant oversight
Ensure work orders, projects, vendors, and costs are tracked accurately
Leverage maintenance and property management tech platforms for real-time visibility
Replace manual processes with automation wherever possible
Execute service expansion initiatives defined with leadership
Ensure PM-led CapEx and remodel projects are delivered by BRM
Build the operational infrastructure to support growth without margin erosion
Build and maintain a high-quality, vetted vendor bench
Evaluate vendors on cost, quality, reliability, and margin impact
Remove underperforming vendors quickly and decisively
Hire and terminate maintenance staff and vendors
Enforce maintenance policies and scope boundaries
Allocate resources and schedule work
Recommend pricing, staffing levels, and service mix changes
Solve operational problems without escalation
Make timely, well-reasoned decisions that move the operation forward
Take responsibility for outcomes and drives issues to resolution
Anticipate challenges and removes obstacles without waiting for direction
Prioritize measurable outcomes over activity
Create structure and processes that replace chaos with clarity and scale
Qualification
Required
Proven experience running operations with financial accountability
Demonstrated ability to build teams, systems, and leaders
Comfortable making hard decisions and moving quickly
Strong business judgment and data-driven mindset
Preferred
Trades or property management experience is valuable
