Responsibilities
Own asset-level financial performance
Review and approve payables and payroll within approved budgets
Enforce labor efficiency and staffing targets
Review monthly P&Ls with each General Manager and ownership
Identify variances, margin erosion, and cost control opportunities early
Prepare and review monthly asset reports, KPIs, and variance explanations
Lead annual operating budget creation and ongoing reforecasting
Support ownership with clear, decision-ready analysis
Create and maintain dashboards to provide clear weekly KPI updates to ownership
Assist with lender reporting and financing
Maintain strong documentation and institutional-quality reporting standards
Represent ownership as needed for inspections, meetings, and as the point person for escalation of tenant and guest issues
Oversee capital improvement projects from budgeting through execution
Coordinate with construction managers, architects, and vendors
Track budgets, timelines, and returns on invested capital
Ensure buildings are being kept in outstanding physical condition
Assist in prioritizing repairs and outsourcing as needed
Review occupancy, ADR, and RevPAR trends weekly
Ensure General Managers are following established pricing and revenue strategies
Participate in weekly sales and revenue management calls
Oversee sales activity, booking pace, and conversion performance
Oversee hotel marketing and advertising efforts
Ensure each hotel is fully staffed at all times
Review schedules, staffing models, and succession plans
Coach General Managers on labor planning and efficiency
Conduct structured weekly check-ins with each General Manager
Use metrics to drive accountability and corrective action
Surface performance or staffing issues early
Monitor guest satisfaction scores and online reviews
Identify trends before reputation damage occurs
Require corrective action plans when standards slip
Qualification
Required
5+ years of experience in real estate asset management with strong knowledge of hotel operations
Strong financial acumen - comfortable with budgets, P&Ls, and Excel modeling
Proven ability to hold property managers and vendors accountable
Excellent written and verbal communication skills
Strong understanding of hotel P&Ls and operating metrics
Comfortable enforcing standards without micromanaging
Organized, data-driven, calm, and decisive
Familiarity with property management and accounting software (e.g., AppFolio, Sage, Yardi)
