Senior Project Manager - Multi Family

Responsibilities

Directs project staff on multiple projects simultaneously to ensure projects are completed per contract documents and schedule
Coordinates and communicates with owners, vendors, crews, subcontractors, architects, and suppliers to facilitate timely project completion
Has accountability for all project management documentation across multiple projects that may include schedules, material purchases, cost management, progress charts, RFIs, submittals, meeting minutes, jobsite controls, tracking reports, etc
Negotiates procurement of all scopes of work and draft subcontract and purchase order agreements
Manages and directs subcontractor activities alongside Project Managers and Superintendents across multiple projects to ensure expectations of contract documents are met
Responsible for the establishment and coordination of overall project schedule on multiple projects alongside Superintendent
Accountable for cost control measures and project labor forecasts, material, subcontractors, and equipment
Prepares, manages, and negotiates both subcontractor and owner change orders, as well as review those prepared by other Project Managers
Organizes, participates, and leads various project meetings
Assists project team in providing a safe work environment, as well as complying with all statutory and regulatory requirements
Performs detailed financial review and analysis of project budgets, and prepares monthly projections as a part of project review and business planning processes, as well as review details/analyses of budgets/projections prepared by other Project Managers
Conducts pre-construction reviews including design, estimate review and contract documents. Develops purchasing strategies and schedules
Visits project sites to monitor progress, maintain relationships, and verify quality, safety, and customer satisfaction
Maintains client relationships and assists in development of new business
Exercises initiative or, as directed, performs additional duties to meet the needs of the organization
Mentors, trains, and develops both Project Managers and Assistant Project Managers
Participates in the identification of, interviewing, and selection of new team members throughout the recruitment and hiring process

Required

Proficiency in Microsoft Office Suite
Proficiency in project management, accounting, and scheduling software
Experience with supervising or managing direct reports is required
A minimum of a bachelor's degree from a four-year college, university, or equivalent experience

Preferred

Possess diversity across varying construction market sectors preferred
Experience in preparing and presenting presentations related to overall construction progress preferred
Ability to travel to various jobsites to meet project demands preferred
10 years or more of related work experience preferred
