Responsibilities

Conduct comprehensive title searches using public records, online databases, and title plant systems across multiple states for both residential and commercial properties with metes & bounds legal descriptions

Examine deeds, mortgages, liens, judgments, easements, plats, probate records, and other legal documents affecting title

Analyze chain of title to identify ownership history, defects, encumbrances, and restrictions

Prepare accurate title reports, commitments, and summaries in accordance with company and underwriter standards

Identify and explain title issues, curative requirements, and potential risks

Ensure compliance with state-specific regulations, underwriting guidelines, and client requirements

Communicate findings clearly with underwriters, escrow officers, attorneys, and clients

Maintain productivity and accuracy standards while meeting turnaround time expectations

Stay current on changes in title laws, recording practices, and industry standards nationwide
