Community Manager

Responsibilities
Oversee daily operations of a multifamily property (typically 150500+ units)
Ensure full compliance with Texas Property Code, Dallas City Ordinances, and TAA lease agreements
Maintain accurate records for audits, inspections, and legal documentation
Coordinate with city departments for inspections, permitting, and code enforcement
Develop and manage annual budgets, including forecasting for Dallas County property taxes and insurance premiums
Monitor rent collections, delinquencies, and eviction proceedings in accordance with Texas law
Approve vendor invoices and manage cost controls to meet NOI targets
Drive occupancy through strategic marketing tailored to Dallas demographics and seasonal trends
Supervise leasing staff and ensure compliance with TAA lease documentation
Conduct market comps and adjust pricing based on local competition and economic indicators
Create a welcoming, communityfocused environment that reflects Dallas’s diverse culture
Resolve resident concerns promptly and professionally
Organize community events that resonate with local traditions
Coordinate with maintenance teams and thirdparty vendors for timely repairs
Ensure compliance with Dallas building codes and safety standards
Conduct regular property inspections to maintain curb appeal and asset integrity
Hire, train, and supervise onsite staff
Conduct performance reviews and promote a culture of accountability
Ensure staff are trained on Texasspecific leasing laws and emergency protocols (including tornado preparedness)
Qualification
Required
Minimum 3 years of experience in multifamily property management in Texas
Strong knowledge of Texas landlord-tenant laws, TAA lease agreements, and Dallas eviction procedures
Proficiency in property management software
High school diploma required
Preferred
Dallas experience preferred
CAM, CAPS, or CPM certification preferred
College degree in business or real estate preferred
Bilingual (English/Spanish) a plus
