Responsibilities
Perform general maintenance on HVAC such as clearing lines, and changing filters
Perform general plumbing items, such as replacing fixtures, and existing plumbing lines with like lines at same locations
Perform high maintenance on ladders, such as high cleaning of fans, gutters, and AC Vents
Perform minor electrical maintenance, such as changing out existing fixtures
Basic repairs of existing items within the community
Experience in changing out, or installing new locksets, with OTC hardware
Inspect property regularly to identify and address maintenance issues proactively
Maintain and repair common areas such as lobbies, hallways, laundry rooms, recreation areas, pools, and exterior grounds
Pick up debris left by trash collection on trash days
Pick up signage illegally left by vendors on common areas, if directed by the Manager
Respond to work orders and service requests in a timely and professional manner
Coordinate with vendors and contractors as needed and supervise onsite work
Ensure compliance with safety protocols and HOA codes
Clean all trash receptacles, inside buildings, and around the community at designated stations
Clean windows, floors, cabinets, gym equipment, mirrors, restrooms, water fountains, furniture, on a weekly basis at clubhouse, gym, and guardhouse
Maintain maintenance logs, inventory records, and equipment
Set up and break down for community events or board meetings if required
Paint and maintain areas within the community as directed
Provide emergency on-call support on a rotating basis (as applicable)
Qualification
Required
Proven experience in residential maintenance or handyman services (HOA, multifamily, or large property experience preferred)
Working knowledge of systems including plumbing, electrical, and HVAC
Working Knowledge or Experience in cleaning, sweeping, mopping, periodic light pressure cleaning, of a commercial facility
Ability to use hand and power tools safely and effectively. Must provide own general handyman tools
Strong troubleshooting and problem-solving skills
Self-motivated with the ability to work independently and manage multiple tasks
Excellent communication and interpersonal skills
Must be able to speak and write in English, bilingual is a plus
High school diploma or equivalent; trade school or technical training preferred
Valid driver's license
Ability to lift 50+ lbs
Frequent walking, standing, climbing ladders, and exposure to indoor/outdoor conditions
Preferred
