Senior Facilities Maintenance Technician HVAC

Responsibilities
Perform highly skilled and highly technical HVAC maintenance and repair tasks on commercial HVAC equipment in adherence with applicable code and industry standards
Operate, maintain and repair HVAC equipment including but not limited to air handlers, fan coils, boilers and water heating equipment, chillers, condensers, pneumatic controls, cooling towers, dampers, building automation systems, exhaust fans, ice machines, pumps, VAV boxes, variable speed drives, ductwork and diffusers
May perform tasks involving the electrical, plumbing, carpentry, and painting trades
Prepare detailed and accurate lists of materials for jobs and projects
Complete detailed and accurate daily activity reports
Respond and take action in emergency situations to prevent potentially hazardous conditions
Perform cleanup and worksite restoration activities
May interface with engineers and contractors while performing job-related tasks
Make technical decisions and develop and maintain records and reports
Follow safety procedures carefully at all times
Work independently under administrative direction
The incumbent will be required to perform other duties as assigned or as may be necessary
The incumbent may be required to work overtime on weekends or during nighttime hours to respond to HVAC related emergencies
Qualification
Required
High school diploma or GED
Six (6) years verifiable experience performing repairs on commercial HVAC equipment
A Florida Class E Drivers License
Familiarity with using software such as Word, Excel, CMMS, etc
The ability to read and understand basic blueprints
An EPA Universal Refrigerant certification
Ability to perform basic mathematical computations
Ability to carry out written and oral instructions and to convey information to others
Must be capable of communicating effectively in English both orally and in writing
Preferred
A Florida licensed Mechanical or Air Conditioning Contractor's license

Health Insurance: Health Insurance is effective the first of the month after completing 30 calendar days of employment. Seminole County offers a Point of Service (POS) plan. Dependent coverage is also available, the cost is split between the employee and employer. This benefit is not extended to part-time employees.
Life Insurance: Life and Accidental Death & Dismemberment Insurance for employees, equal to one times annual salary. Not extended to part-time employees.
Long-Term Disability: Provides 60% of salary after 6 months of disability. Not extended to part-time employees.
Optional benefits (employee-paid) for full-time employees:
Deferred Compensation Plan (457): Employees may choose to have pre-tax payroll deductions made for deposit into this savings plan up to an IRS-established maximum.
Dental Insurance: A choice of 3 plans is available for employees and dependents at employee expense.
Additional Life Insurance: At employee expense, additional life insurance up to five times annual salary; dependent coverage also available.
Short-Term Disability Insurance: 60% of salary for the first six months of disability at employee expense.
Cancer and Specified Disease: Pays a benefit directly to the employee if being treated for this disease.
Flexible Spending Account: A pre-tax account for childcare and un-reimbursed medical expenses.
Pre-Tax Payroll Deductions: Under Section 125 of the IRS Code, certain payroll deductions for insurance coverage may be taken out prior to income being taxed.
