Sr. Associate, Foreclosure & REO
Conventus Holdings Corporation is focused on reducing economic intermediaries in the real estate bridge loan marketplace. They are seeking a Senior Associate, Foreclosure and REO to manage the foreclosure and REO process, ensuring compliance with legal guidelines and overseeing property preservation efforts.
Responsibilities
Work with servicers, investors, and attorneys to manage loans through the foreclosure process from start to finish
Create and maintain a preferred Attorney Network and Attorney Scorecard to evaluate performance
Responsible for timely processing of activities and responsiveness to ensure foreclosure timeline management is met
Work within the foreclosure system Jonah Direct to ensure milestones are met and updates are made timely to properly track foreclosure timelines
Be a subject matter expert in foreclosure in all states and become a foreclosure expert in the system of record, Jonah Direct
Maintain and update various databases and spreadsheets that provide periodic management and investor reports relating to foreclosure management and attorney oversight
Prepare for and attend portfolio meetings with Investors and provide foreclosure updates on loans
Review loans to ensure all federal and state laws and regulations have been met and all investor requirements have been completed to refer the loans to foreclosure in a timely manner
Act as primary liaison with all foreclosure attorneys, which includes reviewing monthly status reports, monitoring foreclosure timelines, and discussing accounts with various attorneys to ensure that all steps are being taken on up to 100 active foreclosures
Make recommendations for receivership actions in foreclosure matters when appropriate
Work with VP, Special Assets to escalate and hand off all litigation and bankruptcy matters
In collaboration with VP, Special Assets, prepare bidding instructions for all sales in compliance with investor, insurer guidelines
Complete legal follow-ups and verify foreclosure sales are complete and process repossessions as necessary
Ensure the property has a clear & marketable title at the end of the foreclosure process by reviewing the title search to confirm all required liens will be foreclosed out
Monitor Vacant Property Loan Inventory to ensure a smooth transition to REO and release of mortgage liens
File insurance claims for damaged assets
Review, research, and help to resolve all title issues
Monitor daily REO inventory to identify, escalate, and resolve delays
Monitor REO inspection reports to identify squatters, vandalism, and property code violations
Determine if repairs are to be made to the property and obtain bids to do so, managing the payment of invoices through the repair process
Help facilitate the sale and closing of all Real Estate Owned properties (REO) by processing contracts and all other required documentation
Work with REO Asset vendor to address and resolve all inspection issues
Manage the eviction completion process on properties that have completed the foreclosure process and are considered REO properties
Work with the VP Special Assets to determine list price
Work with the VP Special Assets upon receipt of offers to determine if counteroffer is necessary
Prepare an equity evaluation showing sale proceeds and work with VP Special Assets to prepare offer for loan owner/investor
Create and maintain a preferred Real Estate agent, property preservation and contractor network for REO properties
Qualification
Required
Bachelor's degree in finance, business, real estate, or a related field (a combination of education and foreclosure experience may be substituted at management's discretion)
5+ years in foreclosure and property preservation management
2+ years in REO management and oversight
Knowledge of financial and credit analysis techniques
Working knowledge of individual state foreclosure guidelines, calendars, and regulations
Ability to read and interpret loan agreements and legal documents
High attention to detail and ability to work independently while managing multiple deadlines and priorities
Preferred
A paralegal certificate is a plus
