Facilities Maintenance Technician III

Responsibilities

Participates directly in the general maintenance of Town owned buildings and facilities including plumbing, electrical, HVAC, drywall, painting and any other construction trades work within skill level; inspects facilities
Assists the Supervisor with the data collection necessary to develop and update the asset management program for tracking maintenance needs and budget
Participates in division meetings to provide input in developing goals and initiatives and the production of quarterly reports
Monitors facilities and proactively identifies deficiencies and develops work orders to prioritize within existing workload
Serves as task leader for crew members in completion of daily facility maintenance and in-house projects
Performs initial troubleshooting and determines if outside contractors are needed
Conducts inspections, prioritizes work assignments, and gathers tools and materials needed to complete projects
Determines equipment and materials required for specific assignments
Authorizes the purchase of supplies needed to complete assigned tasks working within pre-determined facilities budget spending limits; Escalates purchase decisions outside spending limits to Supervisor
Assists other Town departments with special events and emergency situations
Safely operates all equipment necessary to perform assigned task including, but not limited to: vehicles, ladders, sprayers, lifts, power tools and various hand tools
Assists with the planning, coordination, and implementation of department projects related to facilities
Monitors the performance of generators and seeks outside contractors for repair work
Monitors the performance of outside contractors’ work; Performs corrective measures to ensure contractor is in line with expectations. Reports on major issues to supervisor
Monitors the follow-through of training programs for staff
Ensures tools and equipment are inspected and maintained in safe operation at all times
Assist with enforcement of Town policies and safety standards
Maintains effective working relationships with associates, contractors and general public; Responds to citizen inquiries and complaints
Plans repair and maintenance projects and estimates costs and materials
Develops materials lists for projects, requisitions needed supplies and submits all purchase orders
Maintains inventory of maintenance supplies, equipment, and materials
Maintains records on janitorial issues or complaints
Meets with personnel from other Town departments to identify scope of work projects
Completes work orders and projects to customer’s satisfaction
Performs a variety of minor construction activities involving carpentry, electrical, plumbing, and other trades
Maintains historical records on each facility
Works within the NIMS structure of emergency management

Required

High School Diploma/GED
A vocational or technical degree in a facilities discipline, such as electrical, plumbing, or HVAC
Minimum 5 years in general building maintenance; 3 in project planning work

Preferred

Associates degree in a facilities discipline
