Two Coast Living is a multifamily property management company seeking a Lead Maintenance Technician. In this role, you will oversee facility maintenance and repairs, ensuring the property operates optimally and maintaining resident amenities. You will utilize your experience and technical certifications to address various maintenance issues and lead a team of technicians.

Responsibilities

Oversee ongoing facility maintenance and repairs to keep the company’s multifamily property operating and appearing at its best
Address work orders and other repair and maintenance issues before they escalate into major problems
Utilize technical certifications to address critical areas, such as HVAC-certified repairs and maintenance, CPO to handle the property’s pools and spas, or other specialized training for electrical or plumbing issues when they arise
Positively impact people’s lives by proactively addressing routine maintenance and the general cleanliness of the property, including resident amenities such as the pool and clubhouse
Lead by example, stepping in to assist where needed, including completing work orders as assigned and helping other technicians with work orders
Manage the Make-Ready board so turnover work stays on schedule and ensure the property grounds are kept up
Engage in difficult conversations with employees and residents, hearing their concerns and issues and seeking to understand and resolve them
Find cost-effective, high-quality, timely resolutions to repair and maintenance issues affecting the property
Create a safe working environment for the team and a safe living environment for residents with a safety-first approach
Utilize EPA certification to handle certain substances and chemicals properly and train the maintenance team in proper safety procedures and protocols
Work full-time Monday through Friday at the location, with occasional on-call hours as set by the Property Management team

Required

Familiarity with local, state and federal employment laws, including wage and hour, meal and rest breaks, OSHA, and human rights and equal employment opportunity regulations

Demonstrated attention to detail to ensure that all jobs are completed in an exemplary manner and any potential hazards or warning signs of problems are not overlooked
Familiarity with a variety of tools and materials needed to maintain residential buildings
Excellent verbal and written communication skills with the ability to write and speak clearly
Treats everyone with respect and dignity, accepts responsibility and takes ownership of tasks, follows through on commitments, takes initiative and maintains confidentiality
Excellent organizational skills and attention to detail, strong time management skills with a proven ability to meet goals and deadlines

Basic proficiency with Microsoft Office Suite or related software
A high school diploma or GED is required, and a minimum of 4 years of relevant work experience, preferably in property management or hospitality; a minimum of 1-year experience supervising two or more employees
Prior experience in general building maintenance or painting in a commercial or residential environment required in one or more of the following areas, including general handyman work, light carpentry, electrical, or plumbing
Prior experience in maintaining and repairing HVAC systems
Proficiency with Microsoft Office Suite or related software
Must have own tools
Valid driver's license to operate company-owned vehicles or to utilize own vehicle for work

Preferred

Technical degree in a related area of study or one or more technical certifications in the following areas: HVAC, plumbing, or electrical; S1 or S2 HVAC certification highly desirable
