Building Maintenance Technician Senior

Responsibilities

Performs building maintenance and minor remodeling tasks involving carpentry, painting, plumbing, heating, electrical and mechanical work; operates hand and power tools and ensures compliance with safety operations and safety policies
Performs maintenance checks, service, and repairs on equipment such as heating, ventilating and air conditioning units, water heaters, small motors, fans, pumps, compressors, and similar items; services, repairs and installs refrigeration systems
Interprets construction drawings, plans and blueprints; utilizes construction drawings and prepares material and labor estimates for building maintenance projects
Services, replaces, repairs and installs electrical systems, conduit, switches, generators, control panels, sensors, and miscellaneous electrical repairs; troubleshoots electrical problems; installs, moves, adds or changes circuits; troubleshoots and maintains building security systems, including alarms and communications systems
Makes interior repairs that include installing and replacing locks, repairing faucets and toilets, clearing clogged drains and sewer lines
Makes exterior repairs including patching roofs/walls/ceilings, weatherproofing, repairing steps, concrete walkways, railing and fences
Coordinates with County employees and building inspectors, Local and State Fire Marshals, vendors and other relevant parties in relation to building maintenance activities
Utilizes hand tools, small equipment, ladders and mechanical equipment to complete assignments; uses proper safety methods, procedures and follows safety practices in all work performed
Prepares reports and documentation on assigned projects; drives to other County facilities and job sites as necessary
Performs other duties as assigned

Required

High School Diploma or GED
Four (4) years building or grounds maintenance experience or equivalent combination of education, training and experience
Ability to obtain Department of Corrections Clearance if assigned to supervise inmate worker activities
Ability to obtain Locksmith Certification within twelve (12) months of employment
Must possess and maintain a valid Driver's License
Knowledge of institutional equipment and systems, including heating, air conditioning and ventilation and their maintenance
Knowledge of cleaning procedures, practices, supplies and equipment; occupational safety hazards
Knowledge of commercial kitchen and laundry equipment maintenance
Knowledge of building maintenance operations and activities; regulations pertaining to facility/detention facility building and fire codes
Knowledge of safety precautions, plan drawings, blue prints
Knowledge of all aspects of building maintenance and repair heating, cooling, ventilation, electrical, plumbing, boiler operation; carpentry; painting; landscaping; security systems and monitors; inmate phone system
Knowledge of fire alarm systems and panel
Problem recognition; troubleshooting; installing/repairing and routine maintenance
Skills in repairing and maintaining high security and detention locks
Maintenance of fire alarms, security systems; trouble shooting skills; basic electrical theory; repairs of jail equipment, commercial kitchen equipment; building maintenance
Express one's self orally; perform tasks with arm-hand steadiness; maintain hand, eye coordination; react in a calm and timely manner and follow orders
Solve problems sensibly and swiftly; maintain calm demeanor in stressful situation
Ability to successfully and skillfully operate equipment and perform functional level maintenance work
Ability to work in stressful and sometimes violent atmosphere such as the detention/jail facilities
Ability to make sound decisions and use good judgment in routine and emergency situations
Ability to work effectively and responsibly around inmates; communicate effectively to inmates; ability to communicate with jail staff
Regularly stands to perform custodian work and maintenance work
Occasionally sits to attend to other duties
May be required to lift work related materials, equipment or tools up to 100 lbs
Requires dexterity for keyboard operation, for special gadgets and special machines
Incumbents in this position may be required to walk to and from work sites, bend, stoop, crawl, kneel and twist
Incumbents in this position occasionally spends time in office environment; regularly spends time in outdoor areas; routinely spends time in custodian or janitorial room; constantly spends time in automobile; regularly spends time in kitchen; routinely spends time in tight spaces
Incumbents in this position may become exposed to individuals with high level of emotional distress; physical danger, loud noises, dampness, electrical hazards and verbal abuses from inmates, mechanical hazards, chemical hazards, electrical hazards, blood borne pathogens, communicable diseases, fire hazards, respiratory hazards, noise and vibration, wetness and humidity
Incumbents in this position are required to constantly follow written safety procedures and manuals relevant to the division or department
This position occasionally requires welding gloves, reflective road vest, rubber gloves; constantly requires safety foot wear; occasionally requires hearing protection devices and hard hat
