Maintenance Supervisor

WGA Legacy Property Management, LLC is a property management company seeking a Maintenance Supervisor. This role involves overseeing maintenance operations to ensure a safe and comfortable living environment for residents, including managing work orders, inspections, and vendor coordination.

Responsibilities

Assists and completes work orders generated from resident requests for service, as well as routine upkeep on the community by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements
Oversees and completes the “make-ready” process to prepare vacant apartment homes for leasing and new move ins by completing the pre-move-out inspection, creating a “punch” list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work
Develops standards for the cleanliness and overall appearance of the community’s grounds, amenities, building exteriors, market ready unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other buildings and common areas to ensure that they reflect and represent the high quality of the community and WGA’s standards
Periodically inspects work performed by other service team members to assess effectiveness of policies and procedures and develop corrective action plans as needed
Periodically inspects work performed by contractors, vendors and other service providers to verify the work, materials and services meet quality standards, scope and specifications as required
Maintains an adequate inventory of spare parts and maintenance materials and works with the Community Manager to order supplies and tools as needed to stay within budgetary guidelines
Completes monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual
Supports cost-cutting and expense control programs by fixing rather than replacing parts, when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment
Conducts regularly scheduled WGA’s safety meetings, ensure all MSDS sheets are current and readily accessible, and keeps up to date on all OSHA and other safety related laws and requirements to ensure community compliance
Demonstrates customer services skills by treating residents and others with respect, answering questions from team and residents, responding sensitively to complaints about maintenance services, and assigned work orders with efficiency and urgency

Required

Position requires at least 3 years' experience in property maintenance or equivalent field
Required to wear back support belt, wear goggles when working with specific equipment, wear masks and gloves and other safety equipment as tasks dictate
An employee in this position must be knowledgeable and skilled in the safe use and maintenance of various hand tools, power tools, user-moved aids, mechanical equipment, and measuring devices
Constant need (66% to 100% of the time) to be on feet
Have constant need (66% to 100% of the time) to perform physical activities such as bending, climbing stairs, pushing or pulling, reaching above shoulder, climbing ladders, grasping, and finger dexterity
Lifting and carrying weights exceeding 50 lbs. is often accomplished with assistance from one or more people
Constant needs (66% to 100% of the time) to document maintenance and complete forms, review manuals and operating instructions, read cautionary labels, respond to written instructions from staff and residents

Preferred

Sheetrock/paint experience
Appliances repair experience
Basic knowledge in general repairs
Being able to perform the work without relying on maintenance techs if needed
Training skills for maintenance technician positions and porters
Understanding of Liability and Risk Mitigator
Proactive approach in inspection to oversee an arising issue
Ability to escalate issues for timely and effective problem resolution
Available for On Call. Must respond in 1 Hour
Able to troubleshoot remotely to support team members
Able to put together an order while understanding budget constraints and understanding to escalate needs outside of budget
Curb appeal experience
Manage and Produce quality Make Readies
Manage and Produce quality Work Order Completion. Minimize callbacks and repeat issues
