Operation Manager

Samuels & Associates is seeking an Operations Manager to assist the General Manager in managing property operations and maintenance at Van Ness. This role involves ensuring compliance with company policies and safety standards while overseeing building operations, maintenance, and vendor management.

Responsibilities

Oversee building operations and maintenance, ensuring safety compliance with codes, OSHA, and MSDS
Foster positive relationships with tenants and respond to maintenance requests within 24 hours
Manage in-house maintenance staff and third-party vendors (security, cleaning, etc.)
Recruit, train, and evaluate maintenance team performance
Ensure compliance with safety protocols and manage employee training
Support in maintaining market-ready apartments and assist with vendor scheduling for repairs
Perform emergency services on-call and manage repairs (electrical, HVAC, plumbing, etc.)
Maintain building systems (HVAC, plumbing, safety) and implement preventative maintenance procedures
Monitor utility consumption and manage energy-saving initiatives
Assist General Manager with budgeting, procurement, capital projects, and vendor contracts
Coordinate property inspections and quality assurance
Lead emergency response operations and maintain necessary records

Required

5-10 Years Experience, required
8+ years of experience in building operations and maintenance
Expertise in HVAC, electrical, plumbing, and systems management
Experience with lab and life sciences infrastructure (biotech, vivarium, RODI, process cooling)
Proficient in reading construction blueprints, work order systems, and MS Office
Strong communication, project management, and budgeting skills
State HVAC licensure required

Preferred

Bachelor's degree (preferred), LEED Certification a plus
