Residential Project Developer / Estimator
Tectonic Design Build is a company focused on sustainable luxury home building, and they are seeking a Residential Project Developer / Estimator to turn design concepts into buildable realities. The role involves collaborating with clients and the design team, managing preconstruction phases, and ensuring projects are developed within budget and regulatory constraints.

Responsibilities
Communicate with clients throughout the preconstruction phase, providing clear expectations for scope, budget, and timeline. While attending all client meetings
Assist the team in project development by offering cost insights and feasibility assessments
Collaborate with designers and architects to ensure project designs align with client budgets and construction feasibility
Work closely with the production team to ensure a smooth handoff of project details before work begins
Develop trusting relationships with clients to move them through the Tectonic Design Planning process
Maintain consistent and clear communication with clients in Buildertrend throughout the duration of their project
Create and maintain positive relationships with all existing and future vendors and trade partners
Work seamlessly with all design and production partners within the Tectonic team
Lead the preconstruction phase for residential remodeling projects, ensuring all necessary steps are completed before construction begins
Work with designers and architects to analyze project feasibility, value engineering, and cost-effective solutions
Develop accurate conceptual estimates and detailed budgeted based on design plans and specifications
Conduct site visits to assess existing conditions and gather necessary project data
Manage subcontractor and vendor bidding processes, ensuring competitive and accurate pricing
Address any issues, concerns, or changes to project scope or budget in a proactive and timely manner
Utilize Buildertrend software for the following
Managing the design budget starting with conceptual budget and updating through each phase of design
Coordinating with design trade partners and issuing POs
Finalizing the estimate with trade partner bids, material take-offs, and field team labor
Provide timely updates to Design team on budget variances
Present budget and scope of work to clients
Develop preliminary design schedules, identifying key milestones and potential risks
Coordinate with local municipalities and governing bodies to obtain necessary permits and approvals
Identify long-lead items and ensure procurement strategies align with project timelines
Maintain and refine preconstruction workflows, ensuring efficiency and consistency across projects
Prepare detailed scopes of work, budget breakdowns, and proposal presentations for client approval
Adapt the scope of work throughout design planning process to stay in alignment due to impacts from changes
Track and document all preconstruction activities, including changes in design, cost, and scope
Qualification
Required
6+ years as a residential construction Project Developer / Estimator or Project Developer (AJS $1m+)
Proven track record of residential building knowledge and code (GC license preferred but not required)
Proven track record of creating detailed, accurate and thorough budgets
Proven track record of producing detailed and comprehensive written scopes of work
Strong understanding of construction processes, materials, and methods
Excellent analytical and problem-solving skills with a keen attention to detail
Expert Level User in Buildertrend
Proficiency in take-off software: Stack or Similar
Effective communication and interpersonal skills with the ability to collaborate and build relationships with diverse stakeholders
Ability to prioritize tasks, manage multiple projects simultaneously, and meet deadlines in a dynamic environment
Strong negotiation skills and ability to drive consensus among stakeholders
Demonstrated ability to work independently with minimal supervision
Ability to work cross-departmentally to support design, build, project delivery, marketing, and sales
Ability to travel across Boulder County for project management
Preferred
Experience in value engineering and cost optimization techniques is a plus
